Ltd(CBRE)将予以协助并提供优质的顾客服务此外,本大厦的资产管理中心将为 贵公司提供一站式的物业管理服务,解答任何查询以及有关装修工程的各项问题。倘若 贵公司在装修期间有任何疑问,请与客户服务部联络。除了上述服务外,CBRE的资产管理中心工程部将为 贵公司提供二十四小时技术支援服务。资5、产管理中心电话:*资产管理中心工程部电话:*有关装修工程的安排和程序,请参阅附录1的流程表。2一般守则 2.1 业主许可 在办公室内进行的任何装修工程,必须得到业主的许可。业主将是整个装修工程的中央联络人,业主会建议 贵公司整个工程的有关需求,以便计划能获得许可。倘若有任何工程因所提交之技术性资料不足或不准确或因未经得业主同意下而引致装修失误,则有关需要进行重新装修得费用需由 贵公司进行承担。2.2 租户顾问为使装修工程更加顺畅和保障 贵公司的利益,请把工程顾问和承建商的最新资料以书面通知本大厦的资产管理中心;并请列明 贵公司所予他们的权限。贵公司必须指派一位具有经验和符合资格的设计师准备设计6、图纸,并将副本交予本大厦的资产管理中心。设计图上必须详细列明机电系统的资料。 贵公司必须负责准备和提交那些需要预先得到政府许可的工程文件。此外, 贵公司需指派一位认可人士和一位注册工程师来准备这些文件。所有设计师和顾问的雇用费用,需由 贵公司自行承担。2.2 租户的承建商贵公司请以书面提交设计师、工程协办商和承建商的资料,有关表格请参阅附录6。有些工程必须由指定承建商来进行,并须由 贵公司直接聘请和监管。详情请参阅本文3.1。2.4 工程获批前的会议在贵公司提交第一份装修工程计划书之前,本大厦的资产管理中心会与 贵公司及阁下的设计师和承建商安排一次会议。我们将为 贵公司提供图纸,以协助 贵公司7、进行有关的设计工作。如欲索取所需的平面图,请参阅并填写附录2的表格。3装修工程的策划3.1 一般考虑因素 所有装修工程必须在 贵公司的办公室范围内进行。 未经本大厦的资产管理中心的许可,不可在任何公用地方展示公司商标、公司名称、广告或有关标志。 请勿在办公室入口使用滚轴搬运器。 在业主的许可下,方可进行地板或结构墙的切割、锯或凿等工作。 贵公司的整体设计应该考虑到本大厦在进行例行检查和维修工作时的实际需要。所有通道、消火栓、电梯门和机电工程装置(如灯具、喷淋和隔板等)应该长期保持畅通无阻。 高架地板的负荷量,不得超越其支撑结构墙的负荷量。 不可更改公共区域的设施。3.2 煤气 本大厦备有煤气供8、应。在安装煤气表和有关的设备前, 贵公司必须提交 相关的图纸并获得业主的许可。所有安装工作必须由煤气公司进行。3.3 电力 由中国电力有限公司供应的电力为380伏特、3相和50赫兹。 办公室内主电箱的容量不应超越已获批图纸内所特定的容量。 倘若使用量超出主电箱的供应量, 贵公司必须在进行加装前向本大厦的资产管理中心提出申请,以便给予特别安排。 所有设计和安装必须符合供电安全守则,如有更新则应通知有关部门。 地线不应与玻璃幕墙的窗框沾粘在一起。 客户如须接驳紧急供电电源,便须事先申请,经批准后,本大厦的资产管理中心乐意提供断路器的类别、品牌和协助客户订购及安装。3.4 机械通风及空气调节系统 设9、计和装配工程必须符合现行建筑条例和消防条例的规定。 更改内置空气供应管道的位置时,不可影响整体的空气循环效果。 严禁把空气设备的任何部分安装于建筑物外围或穿过玻璃幕墙。 客户如须冷冻水供应,便须负责在有关的风机房内安装能源用量订算表。本大厦的资产管理中心乐意提供能源用量订算表的类别、品牌和协助客户订购及安装。3.5 消防守则 为顾及火警安全,请不要遮蔽消防喷淋、烟感探测器、消火栓、火警手动报警器以及防盗报警器等设备。 若在建筑隔墙板或改装假天花时无可避免要堵塞消防喷淋, 贵公司必须根据消防条例把喷淋移至其他位置或于假天花上安装喷淋。 喷淋的头部以下必须永远保持最少五百毫米距离的空间。 在更改现10、有消防系统之前,您应先取得消防部门和本大厦的资产管理中心的许可。有关工程必须交由注册消防承建商(指定承建商)进行。3.6 管道和排水系统 贵公司的装修工程计划必须包括适当及足以进出的通道,一遍进行维修工程。请注意,在装修工程期间加设于办公室内的水管的日后维修费用,将由贵公司承担。 在任何情况下,均不得把任何管道或排水管绕过其他租户的办公室。 在任何情况下,水管不应嵌入墙壁或地板内。 未经业主许可,不应私自更改排水系统或供水管道。 若需要在办公室内加装饮水供应,贵公司须加装水表,并须自行负责维修保养连接水表的水管。 任何加建茶水间的建筑,必须得到业主的许可。管道和排水系统的安装工程,必须由指定承11、建商进行。在一般情况下,必须装设集水坑、泵水式排污系统和侦漏系统。3.7 玻璃幕墙 所有家具和其他固定装置,必须与玻璃幕墙或玻璃窗之间预留一个最少六百毫米的空隙,以便进行维修和保养。 不可在玻璃幕墙上的玻璃范围、窗框、窗口的底部和窗框滑动轮墙孔上进行镶嵌、镂刻或涂上图案。 贵公司应确定所有玻璃幕墙的通风口都是畅通无阻和不被遮盖。 隔墙板的边缘应与玻璃幕墙的铝窗框成一直线,而不是与玻璃成直线,接缝应预留遇热移动的空间。隔墙板与窗框必须保持三毫米的距离,而且不可在窗框上进行镶嵌或装上闩。3.8 环境保护 为了提高环保概念,进行任何装修和更改工程时,请尽量使用环保物料 和高能源效益的系统。 贵公司请12、仔细参阅相关环保指引:a. 应尽量采用可循环再生的物料或可再造资源,同时减少使用非再生资源。b. 所有荧光管及可调教出率的光管应采用电子镇流器。c. 照明系统应尽量根据规范要求来设计。d. 办公室面积应保持充足的日光照明。e. 为免释放出有害的甲醛,应选用符合标准的纤维板。f. 请采用不含铅的油漆。g. 选用木材时,应选取经工业加工的建筑木材。h. 应尽量减低办公室及会议室内的噪音,并符合政府部门的有关要求。i. 保持良好的空气指数及高能源效益。应为复印或印刷室预留设有独立通风系统的空间。预设的空间应以封顶的围板和门分间,亦应备有独立的通风系统。此等独立通风系统更须小心处理,以免气体倒流到大厦13、其他的通风系统。3.9 聘请指定承建商 下列的工程,必须交由指定承建商进行。 贵公司应直接聘请指定承建商并负责所有现场的监督和协调工作。 所有指定承建商必须遵循条例的规定;所有团体都应得到同等公平对待。 请参考附录3及附录3(补充)的指定承建商名单。3.10 规定由指定承建商进行的工程倘若贵公司对指定承建商名单有任何疑问,我们资产管理中心工程部将乐意为 贵公司提供协助。空调系统将可变风量空调箱(VAV BOXES)和恒温控制器组合改动和更改位置连接机械通风及空气调节系统而额外附加的空调一起和通风设备安装和更改位于风机房(AHU Guide4提交装修工程计划的参考资料请将装修工程计划书提交予本大厦的资产管理中心。本栏提供之指引,可辅助并加快贵公司的提交程序。但整个提交的最终进度,将视乎 贵公司与业主之间的协议而定。4.1 提交时间 为了避免延误,计划书应在施工前四星期提交。 倘若计划书需获政府批复, 贵公司的工程顾问应告知审批过程的所需时间,并请于施工前获得许可。 贵公司必须预留时间让业主批阅计划书,获批与否将视乎计划书的内容是否达到业主的要求。 装修工程必须严格遵从已批核的图纸和规格。任何与计划书有差异的工程,必须个别向业主提交申请,并须得到业16、主的许可方可进行;申请时间需视乎 贵公司与业主之间的共同协议而定。 在提交计划书和重新提交计划书时未能交出足够资料、不依从指引和法例规定等原因而延误了提交时间,因工程延误所引起的损失,需由贵公司自行承担。4.2 提交内容 业主在法例上有权审批任何一份提交申请。在审批的过程中,业主保留索取进一步资料的权利。请把计划书连同所有资料一并提交,以免耽误审批程序。 当提交结构图和负重计算时(包括巨型负荷物和重型隔墙板等),只有贵公司指派的授权人士才会获得认可。 若涉及更改建筑结构,请提交详细内容、结构计算、更改方法和可应用的施工法规。上述资料必须由注册结构工程师准备。 在查证文件的过程中,有些文件可能要17、一并提交。包括仪器目录、产品规格和安装方法等,特别时负重、震荡力、噪音和电磁干扰等资料。 装嵌方法和建筑细详,有关的尺寸及层次必须详列于图纸上。 请参考附录4的提交清单,以便确定提交的计划书完备无缺。4.3 格式 所有计划和图纸必须按照比例,清楚地表明装修工程的性质和工程细节。 所有量度单位必须已公制表示。 每份文件和图纸,须以一式四份提交。4.4 提交清单提交的计划书要视乎建筑的性质和复杂性来决定是否齐备。业主所需的计划书详情如下:1平面图2天花设计图3电力平面图和图表4空气调节及冷凝系统(HVAC)平面图和图表5管道、排水设计图和图表6消防设计图和图表7特低压电力系统(ELV)设计图和图表18、8结构绘图9显示指示牌与正门入口的设计和物料的立视图10电脑位置、茶水间和室内楼梯的详细图表11荷戴计算12主要仪器目录13主要装设工具或机器14建筑和安装方法15隔墙板的物料和固定方法16工程进度表或程序表17技术细详、关于超重、尺寸、耗电量和电磁干扰的资料以下是提交申请书内的一些提议内容:平面图尺寸、主要入口的大门位置、出口位置、出口路线和出口指示牌室内间隔墙、物料和安装方法(请注意在一般情况下只可用板墙)墙壁从地面至假天花和真天花之间的高度加装的水管和排水管,包括任何茶房内的设施任何设施需要在大楼内作出特别要求的位置,例如储物室、档案室/压力档案柜、重型一起、会议设备和接待处的位置在出楼19、大门上另外加设的门锁天花设计图间隔墙与楼板之间的水平位置租户现有和加装的空气扩散器和灯具在业主的管槽系统上进行改装和增加接驳口建设中的恒温控制器组合和喷洒器紧急照明系统加设的公共扩音系统和防盗警钟特别天花机械通风及空气调节系统(MVAC)图表和平面图空气管道、可变风量空调箱(VAV)、灯槽、空气扩散器和恒温控制器组合空气供应流动率的再平衡方法冷冻系统水管和冷凝去水管的路线和尺寸加设的空气调详系统和空气调详仪器电力平面图和图表主电制箱和分区电制箱的规格、种类和位置最高负荷量的计算紧急照明电路系统建议中连接主要电力的电路电线图表不简短供电系统(UPS)的位置和详细资料水管和排水管的图表与平面图水管20、直径、物料和分布;维修位置和详细资料水管和排水管的连接点茶水间地板和门边的防水资料,任何泵水式排污系统的详细资料电线图表(SMATV/CABDPLANS)卫星天线系统/公共天线广播分配系统图则连接点、分裂组合和强化信号组合消防图则和平面图配合特定消防系统而改动喷淋器系统装置改装的自动火警警钟系统和救火喉系统加设的火警抑制系统指示牌和平面图公司标志和入口的完整建议书装修程序表表和平面图说明工程进度清楚、暂停系统要求、特别赴运和延长施工时间的程序表或日程表请把有关资料填写在附录五的技术资料表格内。4.5 贵公司的设计师/顾问名单 为了促使整个评审过程能顺利进行,请把你指定的设计师和顾问资料填写在附21、录6的表格内,以便业主和本大厦的资产管理中心在有需要时直接与他们联络。4.6 贵公司的承建商和供应商名单 同样,请把承建商和供应商名单填写在附录7的表格内,以便业主和本大厦的资产管理中心在有需要时直接与他们联络。4.7 审查费用请向本大厦的资产管理中心查询审查费用。4.8 许可 若 贵公司的申请未获许可或获有附带条文的许可, 贵公司须把有关文件修改,并重新准备一式四份文件提交本大厦的资产管理中心再作考虑。 贵公司应明白本大厦的资产管理中心批出的装修工程或图纸,并不保证政府也会发出相关的审批。5施工指引5.1 装修工程保证金客户须缴交装修工程保证金,按照*元/平方米计算。保证金必须在施工前以支票22、形式缴纳至本大厦的资产管理中心。保证金将于工程完毕后全数退还,所有退款将不会有利息计算在内。任何因公用设施遭受损失、搬运非法弃置的垃圾或修补因工程引致破损的费用,将会从保证金中扣除。倘若保证金不足以填补上述费用, 贵公司须支付余额。5.2保险金 贵公司需要为装修工程购买保险。保额必须足够补偿所有在工程期间有可能发生的风险。保险应包括工人的工资、火警、火灾和第三者保险等。5.3工作证 本大厦实施严格的进出管制,只有由 贵公司指定的承建商和供应商并作出适当的登记手续后,方可进入 贵公司的办公室。在大楼范围内工人和承建商必须把工作证佩戴在醒目位置。 所有工程人员应在施工前三个工作日,把名字递交本大厦23、的资产管理中心。承建商需为每张工作证缴交人民币XX元的可退还保证金。 工作证的申请表格已列印在附录八, 贵公司亦可向本大厦的资产管理中心索取相关表格。 如承建商的工作人员名单有任何更改,请最少于三天前把有关名单以书面通知本大厦的资产管理中心。 本大厦的资产管理中心保留拒绝任何被视为扰乱公众或对任何租户有侵害性的人士进入大厦的权利。5.4 物料和仪器的出门证要搬运大量物料和仪器离开施工现场,必须递交有效的出门证予本大厦的资产管理中心,出门证必须附有 贵公司的公司盖章方为有效。同一张出门证不可作多次使用。物料和仪器的出门证已列印在附录9,或可到客户服务部索取。5.5 紧急联络名单贵公司必须填报一份24、紧急联络名单并交予本大厦的资产管理中心。名单将会保密并妥善保存。敬将附录10的紧急联络名单表格填妥并交到客户服务部。如有任何更改,请尽快通知客户服务部。5.6 装修工程会议装修工程开始前,本大厦的资产管理中心会安排一次会议。参与的团体包括 贵公司代表、承建商、设计师和供应商。如有需要,本大厦的资产管理中心会在工程期间定期安排会议,跟进工程进度。此外,请 贵公司的装修公司指定一名职员与本大厦的资产管理中心保持联系。5.7 起卸区起卸区是专为送货和收货而设置的。由于地方所限并避免运送受到阻延,请于最多三天前于本大厦的资产管理中心预留停车位。(电话:*)除了地下的指定起卸范围外,严禁在其他地方起卸货25、物。5.8 运送物料请通知贵公司的搬运工人,在大厦范围内只可用塑胶轮手推车货手拉车运送货物。在起卸区与 贵公司的办公室之间会设定专用通道,以便运送物料。5.9 保安请通知 贵公司的承建商和工人,在每次进出本大厦时,必须在起卸区的检查站先行登记。在本大厦的范围内,必须把工作证佩戴在醒目位置。所有运输车辆也需在起卸区的检查站进行登记。货车或许需要接受保安检查,这个程序不会造成不合理的延误。5.10 货运电梯服务本大厦的资产管理中心的保安人员会指引 贵公司的承建商和工人,以最快捷通道到达载货电梯。请注意,无论是否在搬运货物, 贵公司的承建商和工人只可使用货运电梯。 贵公司如运载重物,须现行通知客户服26、务部以作安排。如载货量超重导致损毁, 贵公司须负担赔偿费用。货运电梯的服务时间为:星期一至五上午八时至晚上七时星期六为上午八时至下午二时星期日和公众假日暂停服务如需要延长货运电梯服务时间,请于二十四小时前联络客户服务部,以便作出安排。5.11 临时电力供应如需要临时电力供应,请于工程开始前一个星期向本大厦的资产管理中心提出接驳申请。 贵公司的承建商须根据政府有关用电法规,进行临时电力供应的安装工作。一经许可,本大厦的资产管理中心会提供 贵公司有关电表房的供电资料。任何人士严禁在公用地方非法接驳电源,违例者将被永远禁止进入本大厦。本大厦的资产管理中心将保留从保证金内扣除罚款的权利。如需申请临时电27、力,请于装修前与我们的本大厦的资产管理中心工程部查询有关的费用。5.12 暂停系统如需暂停电力、水或大厦任何服务,均须预先作出通知。装修承建商应向本大厦的资产管理中心申请暂停系统。申请过程需时三天。本大厦的资产管理中心会通知承建商电力系统暂停的时间,以便进行接驳工程。如 贵公司在没有得到资产管理中心的许可而把电力中断,将负上所有因电力中断而导致的损失、损毁和索偿。为了使受影响的范围减到最低,所有系统只会在办公时间以外时暂停。电力系统暂停后, 贵公司必须再一次彻底测试绝缘状态,才可再度开始工程。因电力中断而导致的损失,损毁和索偿,均由 贵公司全部负责。5.13 暂停消防系统如需暂停消防系统,请先28、关闭与消防部门连接的烟雾探测器,以免在装修期间引起警钟误鸣。请以书面向本大厦的资产管理中心申请暂停该系统,消防系统将于申请批核后暂停, 贵公司或会被要求装置临时的防火设备。当贵公司替烟雾探测器或消火栓系统进行装修工程后,必须当天为烟雾探测器或消火栓系统注入消防水。因消防系统中断而导致的损失、损毁和索偿,均由 贵公司全部负责。5.14 喷漆和焊接工程贵公司不可在临近地点同时进行电动/氧炔焊接及喷漆工程。这些工程必须预先作出申请并获得许可后方可进行。装修承建商于施工期间应使用不含挥发性的油漆或用料。5.15 合资格工人所有更改或安装电力装置的工程,必须依照现行政府法例进行。这些工程必须按照现行法例29、,交由合资格的注册电工依照既定的步骤进行。所有更改工程必须交由业内持证技工进行。5.16 消防灭火器贵公司应于每50平方米内备有可携带式消防灭火器(2公斤以上容量的干粉灭火器较适宜)和数个灭火沙桶,并须确保所有消防灭火器的备用性和状态良好。5.17 逃生路线和集合地点贵公司必须确保所有场地内的工作人员知道逃生路线和集合地点。5.18 紧急锁匙在装修工程进行期间,我们非常鼓励 贵公司把后备锁匙交给本大厦的资产管理中心监管,以便不时之需。本大厦的资产管理中心当会小心保管这些锁匙,并会先得到 贵公司认可人士的许可后,才会使用锁匙进入 贵公司办公室。存放锁匙表格已列印在附录11。5.19 保护措施请提30、醒 贵公司承建商适当地保护公用地方地墙壁和地面,否则 贵公司将负责所有因工程受损并需要重新装修的费用。5.20 工作范围贵公司应时刻负责维持地盘清洁及确保所有逃生路线畅通无阻,公用地方如走廊和电梯厅必须保持清洁,以免对其他租户造成滋扰。任何情况之下,不可把公用地方和楼梯作为工作或储存的地方。危险物品如易燃物料、可燃气体和燃料,应该适当的存放在坚固和绝缘地器皿内。如储存过量易燃物料将触犯防火条例, 贵公司须把这些物料搬离本大厦及承担所有搬运费用。承建商不可在未得到本大厦的资产管理中心的批准下在公用地方施工,本大厦的资产管理中心会向 贵公司提供围栏、围板、警告标志和特别保护方法地特定要求。5.2131、 施工时间装修工程应在每天上午八时至晚上六时期间进行。如需延长施工时间,请与客户服务部联络。所有会引致噪音、震荡、刺激气味或对其他租户造成滋扰的工程,必须于星期一至五晚上八时至凌晨六时和星期六下午三时后方可进行。5.22 非办公时间/夜间工程在非办公时间内进行工程,必须于二十四小时之前以书面通知资产管理中心。5.23 工程期间巡查为保障 贵公司办公室不会闯进外来人员和不会有工人作出不适当的行为,本大厦的资产管理中心保留在工程进行期间进入办公室范围作突击检查工作证的权利。倘若需要视察整个工程是否依照已批图纸或符合法定要求,本大厦的资产管理中心将会预先与 贵公司代表和工程人员约定,共同进行视察。532、.24 弃置废料装修承建商须负责把工程完成后遗留下的工程物料或废料运离本大厦。本大厦亦设有废料弃置点,请联络本大厦的资产管理中心查询有关费用及安排。 贵公司的承建商须负责把工程完成后遗留下的废料运送到本大厦的资产管理中心指定的收集点。若自行弃置工程物料或废料于收集点以外的地方, 吸烟及饮食严禁在大厦和工程地盘内吸烟和饮食6.2 不当的行为租户必须确保承建商在大厦内保持良好的品德和行为。在大厦内严禁吸烟、睡觉和赌博,亦不可收听收音机或镭射唱机。6.3 擅自进入他人地方在未得到书面许可之前,所有工程人员在任何情况下均不准擅自进入其他租户的办公室或机械房。此外,即使得到许可进入设备房,亦须有本大厦的资产管理中心的保安人员陪同。6.4 非法使用大厦设备消火栓严格规定只可作消防用途,存心滥用消火栓将负法律责任和须作出赔偿。未经本大厦的资产管理中心的许可,不可在公用管道和排水系统、消防喷淋系统、空气调节系统和电力主要系统附加任何设备、作34、出任何更改或接驳。6.5 开启窗户只有本大厦的资产管理中心的认可人员才可开启窗户。租户与装修承建商确保所有窗户于施工后锁上。于施工期间损坏或没上锁的窗户,如在恶劣天气下使雨水流入引致任何损坏/水浸,本大厦的资产管理中心将不会负责。所有维修/更换费用亦将由租户负责。7完成工程当所有装修工程完成后, Conc60、ierge Desk: (24 hours)2General GuidelinesGeneral Guidelines 2.1 Asset service management offices ApprovalYou must obtain prior approval from the Asset Service Management Office for any fit-out or alteration works within the premises. The Asset Service Management Office shall be your single contact-p61、oint for approving all fit-out plans. The Asset service management office shall advise you on the exact requirements for fit-out plans approval.It is important to note that any abortive works and subsequent rectification works resultingfrom insufficient or inaccurate technical information or unappro62、ved plans should be atyour own cost.2.2 Tenants ConsultantsIn order to enhance the smoothness of your fit-out project and to secure the best interestof your working environment, please update Asset Service Management Office in writing with information of your consultants and project coordinators. Yo63、u shall also indicate the level of authority you shall empower them on behalf of your company.You must appoint an experienced and qualified designer to prepare designs and drawingsfor the premises. Mechanical and electrical systems in particular must be shown on thelayout plans in complete detail an64、d be accompanied by detailed technical information.Where works may require approval from Government Departments, you are responsiblefor defining such works and for preparing and making the submissions. For thesesubmissions, you are deemed to appoint an Authorized Person and a Registered Engineer.You65、 shall be responsible for the costs of the appointment of designers and consultants.2.3 Tenants ContractorsYou shall provide written details of your proposed designers, project coordinators andcontractors. A form is enclosed at Appendix 6 for guidance.Certain works must be carried out by the Nominat66、ed Contractors, under your directemployment and supervision. Please refer to Clause 3.10 for a list of the works concerned.2.4 Pre-Approval MeetingA meeting shall be arranged by Asset Service Management Office priorto the first submission of the fit-out proposal with you and your designers and contr67、actors.As per the details stated in Appendix 2, we shall provide plans and drawings to facilitateyour design works. Please fill in the request for Layout Plans as needed.703Planning your Fit-out Project 3.1 General Considerations Decorative works shall be confined to your business premises. Without 68、prior approval from Asset Service Management Office, displaying of any company logo, name, and advertisement or the like is not permitted in public areas. Roller shutters shall not be used at office entrances. Cutting, chasing and hacking of as-built floor slabs and structural walls shall only bedon69、e with the Asset Service Management Office s consent. Your office layout plan should consider the practical need of routine inspections andmaintenance works conducted by Asset service management office. All access panels or doors for hose reels, pipe ducts, lift shafts, and E&M fixtures, such as lig70、hting fittings, sprinkler heads, air grilles and the like shall be kept easily accessible at all times. The raised floor loading should not be exceeding where it supports internal partitions. Alteration to common area Maintenance is not permitted.3.2 Gas Gas supply is available. You must submit all 71、relevant drawings to your Asset service management office for approval before proceeding with the installation of gas meter and all other associated equipment. All installations shall be carried out by the gas company.3.3 Electricity The supply, which is provided by The Shanghai Electric Company Lim72、ited, is380 volt, 3-phase, 50 Hz. The rated capacity of the main switch for the premises shall not exceed the ratingspecified in the approved drawing. For consumption that exceeds the nominal capacity of main supply switch, it is mandatoryto apply for a special arrangement with Asset Service Managem73、ent Office before proceeding with additional installation. Asset Service Management Office shall issue a written approval should the proposal be granted. All designs and installations must be in compliance with the current supply rules. Earth wire should not be bonded to the mullion of the curtain w74、all. Plug-in units for essential power supplies to tenants areas have to be installed by tenantsat respective meter rooms. Asset Service Management Office will give details of the type andbrand of the units, and will render assistance to purchase the units at tenants costs.3.4 MVAC The design and in75、stallation must be in compliance with the current Building Ordinance(Ventilation) and Fire Ser vices Regulation (Ventilation). Relocation of as-built supply air duct should not affect the overall performance of airdistribution of the respective flows. Installation of any part of your air-conditionin76、g equipment outside or through the curtainwall or the building envelope shall be strictly prohibited. Energy meters for chilled water supply to tenants areas have to be installed by respectivetenants. The Asset Service Management Office will give details of the type and brand of the meters, and will77、 render assistance to purchase and install the meters at tenants costs.3.5 Fire Services For the sake of fire safety, you should not block any sprinkler, smoke detector, hosereel, break glass unit or alarm bell. If the erection of partition or alteration of false ceiling causes an unavoidable blocki78、ng ofthe sprinkler head, you shall either relocate the sprinkler layout or install a layer ofsprinklers at the false ceiling level, in full compliance with Fire Regulations. A minimum clear space of 500mm below the fire sprinkler heads should be maintainedat all times. You should obtain approval fro79、m both Fire Services Department and Asset Service Management Office prior to the alteration of existing fire ser vices system. Any such works should be carried out by a registered Fire Ser vices Contractor (Nominated Contractor).3.6 Plumbing and Drainage Your fit-out plan should take into account th80、e requirement for proper and adequateaccess for maintenance works. Please note that the future maintenance of pipe worksinstalled inside your premises during your fit-out works shall be at your own cost. Under NO circumstances shall the plumbing or drainage pipes be run through otherTenants office p81、remises. Water pipes shall not be embedded into walls or floor slabs under any circumstances. You may not vary the sanitary drainage or supply water pipes without prior approval fromthe Asset Service Management Office. You shall install a water meter and maintain the pipe work leading from the meter82、 if arunning fresh water supply is needed in your premises. Any proposal for a pantry requires approval by the Asset Service Management Office. Installation of plumbing and drainage shall only be carried out by Nominated Contractors. Normally, a sump and pumped drainage, including a leak detection s83、ystem will be required.3.7 Curtain Wall All fixed furniture and other fixed installations shall leave a minimum clearance of 600mmfrom the curtain wall or windows for repair and maintenance access. No fixing, chasing or painting to the glass area, mullion, sill, blind pocket or frame of thecurtain w84、all is permitted. You should ensure all curtain wall ventilators are accessible and kept uncovered. Partitions ending at the curtain wall should be in line with the aluminum mullion, not theglass panel and the joints should be so designed to allow thermal movement. A clearanceof 3mm between the part85、ition and mullion is mandatory y and no direct fixing and boltingagainst curtain wall mullion is allowed.3.8 Environmental Concerns Tenants are recommended to make use of environmentally friendly materials and energyefficient systems as well as the best environmental practice wherever possible in th86、e fit-out and alteration works. Tenants are recommended:a. To minimize the use of non-renewable resources and to maximize the utility ofrenewable resources for use in the fit-out process.b. To ensure that any fluorescent and other lamps with modulating output should befitted with high frequency ball87、asts.c. To follow closely with the lighting design guidelines as stipulated in CIBSEguidelines(35)on the horizontal luminance, luminance variation and luminance ratiosare.d. To eliminate formaldehyde emissions by strictly following the specification ofparticleboard and medium-density fiberboard as s88、pecified in PRC Standard respectively.e. To employ paints which specifically contain no lead.f. To ensure that all preserved timber industrially is pre-treated ready for finishing on site.g. To reduce indoor noise which offices and conference rooms should achieve the governments rule.h. To achieve a89、 satisfactory level of air quality and promote energy efficiency by includingprovision for separate ventilated areas for photocopying and printing rooms. Thearea should be physically separated from the rest of the occupied areas by full-heightpartitions, with closed doors and have its own ventilatio90、n system which is separatedfrom the rest of the office. Provision shall also be made to eliminate recirculation ofair from this separate ventilated area.3.9 Appointment of Nominated Contractors The works listed below shall be carried out by the Nominated Contractors. You shall directly employ the No91、minated Contractors and be responsible for all sitesuper vision and coordination. Nominated Contractors shall follow all the guidelines as stipulated and all parties will betreated fairly. This section provides general guidelines to facilitate your submission while details shall be subjected tothe agreement bet99、ween you and your Asset Service Management Office 4.1 Time for Submission To avoid delay, you are strongly recommended to submit the plan no later thanFOUR weeks prior to your intended commencement date. For submissions requiring Government Approvals, your consultants should advise youon the time ne100、eded to obtain such approvals, which would be required prior to thecommencement of any fit-out works. You may need to allow time for processing of further approval, depending on whetheryour plan meets with the Asset Service Management Offices requirements. Fit-out works must be carried out strictly 101、in accordance to the approved drawings andspecifications. Any deviation from the original plan shall be submitted separately andobtain approval from the Asset Service Management Office The time needed to process such further submissions shall be subjected to the mutual agreement between the tenant a102、nd the Asset Service Management Office The cost for any delay due to insufficient information during the first submission, re-submissions or non-compliance with guidelines and statutory requirements shall be onyour own account.4.2 Contents of Submission Asset Service Management Offices decision on t103、he approval of any submission shall be binding. Asset Service Management Office reserves the right to request further information during the evaluation process whenever necessary. To avoid delay, you are recommended to submit the fit-out plans at the earliest with all possible details. For submissio104、ns on structural drawings and loading calculations where massive loadingor heavy partition(s) or wall(s) is(are) involved, only the Authorized Person appointed onbehalf of your company shall be recognized. Where structural alterations are involved, details of the alterations, structural calculations105、,method statement, and applicable Code of Practice shall be given. Such submissionsshall only be made by the Registered Structural Engineer. Documentary proof, such as equipment catalogues, product specifications and installationmethods, shall be required for purposes of assessing submissions, parti106、cularly regardingloading, vibration, noise and electromagnetic interference. Mounting and fixing methods and construction details with marked dimensions andlevels should be shown on the drawings. The Submission Checklist in Appendix 4 shall be used to ensure completeness of yoursubmission.4.3 Format107、 All plans and drawings should be in an appropriate scale which clearly show the nature,extent and details of the proposed fit-out works. All measurements shall be in metric units. A complete submission must include FOUR separate sets of each document and plan.4.4 Submission ListA complete set of su108、bmission highly depends on the nature and complexity ofyour proposal. For the avoida122、nce of doubt, approval of any fit-out plans or drawings by the Asset Service Management Office does not guarantee that Government Authorities will issue any or all relevant licenses.5Implementation Guidelines5.1 Fit-out DepositA fit-out deposit of RMB XXX per floor should be payable to Asset Service123、 Management Office through the Guest Ser vices Centre. The deposit for the floor area larger than half floor will be the same of whole floor. Fit-out deposit for floor area less than half floor will be ofRMBXXX5.2 Insurance CoverageYou shall arrange adequate insurance coverage of all risks incurred 124、for the whole fit-out period. The insurance coverage shall include workmens compensation, fire, and waterdamage and third party liability with an appropriate premium amount.Your insurance policy shall be submitted to Asset Service Management Office prior to the commencement of the work.5.3 Work Perm125、its Stringent access control is implemented at XXX. Only youre appointed contractorsand suppliers with proper pre-registration will be allowed access into your premises. Allworkers or contractors MUST display their work permits visibly at all times wheneverthey are in the building. You shall instruc126、t these parties to submit all workers names to Asset Service Management Office at least THREE working days prior to the work commencement. The contractor shall pay a refundable deposit of RMB50 for each permit. Appendix 8 is the Work Permit Application Form. Extra copies are available at theAsset Se127、rvice Management Office. You must advise Asset Service Management Office in writing of any amendments to the contractors list at least THREE days before the concerned personnel arrives at the site. Asset Service Management Office reserves the right to refuse access of any worker whose behavior is de128、emed to be a nuisance or harmful to owners or other occupants.5.4 Materials and Equipment Exit PermitAn exit permit must be obtained from Asset service management officeprior to the removal of a large volume of materials and equipment from the site. The permitwill only be valid as endorsed with your129、 rubber stamp. Multiple permits will not be granted. An application form for Materials and Equipment Exit Permit is stipulated at Appendix 9 which is also available at the Asset Service Management Office.5.5 Emergency Contact ListIt is extremely important that you provide an emergency contact list t130、o Asset Service Management Office Information provided will be treated in strict confidence.Please fill in the form at Appendix 10 and return it to the Asset Service Management Office. Any amendmentto the list should be sent to Asset Service Management Office at your earliest convenience.5.6 Fit-out131、 MeetingAsset Service Management Office will arrange an initial fit-out meeting prior to work commencement with all concerned parties including your company representatives, contractors, designers and suppliers.If necessary, regular follow-up meetings will be arranged throughout the fit-out period. 132、A designated contact person shall be appointed for your fit-out companies.5.7 Loading BayThe loading bays are used for deliver y and collection of goods. In view of the limitedspace and to avoid delay of your deliver y, reservation up to THREE days in advance isrecommended to be made with Asset Serv133、ice Management Office (Telephone Number: ).Loading and unloading are NOT permitted at any area other than the designated loadingbays located on G/F.5.8 Material DeliveryPlease notify your deliverers that only rubber-wheeled carts or rubber-wheeled trolleysare allowed in the building. A passageway be134、tween the loading bay and your premiseswill be the sole path for material transportation.5.9 Security MeasuresYou shall brief your contractors and workers that all of them are subject to a mandatoryregistration process at the loading bay security checkpoint before accessing the officefloors. The reg135、istration process will be applied to both entering and leaving the building.They shall display their work permits visibly at all times inside premises.Similar measures are also required for all deliveries at the loading bay security checkpoint.Trucks may subject to security inspections and in such c136、ases every effort shall be madeto ensure that deliver y shall not be unreasonably delayed.5.10 Lift ServicesAsset Service Management Office security staff will direct your contractorsand workers to the service lifts through the shortest path.It is important to note that your contractors and workers 137、shall ONLY use the service liftsto gain access to the office floors no matter they are carrying materials or not.You are required to contact Asset Service Management Office prior to deliver y of any heavy weight goods. The normal operating hours of service lifts are:8:00am 7:00pm on weekdays8:00am 2138、:00pm on SaturdaysSundays and Public Holidays are excludedExtensions to the lift operating hours may be made through the Asset Service Management Office 24 hours in advance.5.11 Temporary Power SupplyYou should apply for temporary electricity supply from Asset Service Management Office at least one 139、week before the commencement of connection works. Your appointed contractor shall be responsible for the temporary supply installation in compliance with the Wiring Regulations requirement. Asset Service Management Office will advise details of supplying source from the meter room as soon as the app140、roval is granted.Illegal connection to any power points in common areas is strictly prohibited and theof fender will be immediately banned from further entry. Asset Service Management Office reserves the right to deduct monies from the fit-out deposit in appropriate cases.Temporary power supply can 141、be provided on request in advance and will be subject tocharges. Please contact our Asset Service Management Office Maintenance Hotline for more details.5.12 System SuspensionSuspension of electricity and water supply, and any building ser vices requires priornotice. Fit-out contractors should apply142、 for any system suspension from Asset Service Management Office. The application process will take THREE days and the Asset Service Management Office will inform the contractors when will be able to suspend thesystem for fit-out interfacing works. Except in emergency, immediate suspension will not b143、e granted. You shall be held accountable for any losses, damages and claims arising there from if you suspend the electricity without obtaining prior approval from Asset Service Management Office.System suspension shall only be available outside normal office hours and affectedareas should be strict144、ly confined to a minimum. In the case of electricity suspension,you must completely test the isolation status again before the commencement of works.Any losses, damages and claims caused by the system suspension shall be at yourcompany expense.5.13 Fire Services System SuspensionYou may need to isol145、ate the smoke detecting alarms, which are directly connected tothe Fire Ser vice Station, to avoid false alarms during the fit-out process. Applicationshould be made in writing to Asset service management office and disconnectionwill be made once the application is approved. The approval may require146、 additional temporary fire protection measures provided by your company.Fire services water has to be refilled to the sprinkler or hose reel system after fit-out ofthe sprinkler or hose reel system on the same day.Any losses, damages and claims arising from the system suspension shall be at yourexpe147、nse.5.14 Spray Painting and Welding WorksYou must not carry out both electrical/oxy-acetylene welding and spray paintingsimultaneously in a nearby area. Prior application and approval are required for eitherspray painting or electrical/oxy-acetylene welding.Contractors are to use smell-free paints o148、r materials whenever and wherever applicablewithin the fitting out area.5.15 Qualified WorkersAll alteration or installation of any electrical installations must be in compliance with thecurrent Government Ordinances. Such works must be carried out by registered electricianswith appropriate grades u149、nder the Ordinance and must be in compliance with theprocedures as stipulated.All alteration works shall be carried out by workers who are licensed in respective trades.5.16 Fire ExtinguishersPortable fire extinguishers, preferably CO2 type with a minimum capacity of 10Kg, andsand buckets are requir150、ed for ever y 50 square meter. You shall ensure the readinessof all such fire fighting equipment and that the fire extinguishers are in good condition.5.17 Evacuation Routes and Assembly PointsYou shall ensure that all par ties in the working site are fully aware of the evacuationroutes as well as t151、he assembly points.5.18 Emergency KeysDuring the fit-out period, you are encouraged to deposit keys under Asset Service Management Office s custody for emergency situations. The keys will be properly secured and Asset Service Management Office shall obtain approval from your authorized representativ152、e before entering your premises. Please complete Appendix 11 of the fit-out guide for depositing the keys.5.19 Temporary Protective MeasuresBefore commencement of any fitting out, contractors are required to provide sufficientprotection to all common Maintenance by using material such as wooden pane153、l, plastic filmor other materials deemed most appropriate. Contractors will be liable to any chargesincurred in case of any damages.5.20 Working AreasYou shall at all times be responsible to keep the work site tidy with all escape routesfree from obstructions. Common areas such as corridors and lift154、 lobbies must be keptclean to avoid disturbance and nuisance to other tenants.Under no circumstances should any public and staircase area be used for working and/or storage place.Dangerous goods combustible material, flammable gas, fuel shall be properly storedinside a rigid container with isolation155、 measures. Storage of excess quantities of flammablematerials will lead to breach of the fire regulations and you will be asked to remove thematerials away from the building at your own cost.Contractors will not be permitted to carry out works in the common areas without priorapproval from Asset ser156、vice management office will provide detail requirements on barriers, hoardings, warning signs and special protective measures.5.21 Working HoursFit-out hours refers to the time period between 8:00am - 6:00pm daily.If additional working hours are required, please liaise with the Asset Service Managem157、ent Office.Any fit-out works that may generate noise, vibration, irritating smell or other nuisance totenancy guests must be carried out between 8:00pm and 6:00am on weekdays andafter 3:00pm on Saturdays.5.22 Non-Office Hours / Night WorksYou should to notify Asset Service Management Office at least158、 24 hours in advance in writing of your intent to carry out fit-out works during non-office hours.5.23 Inspection during Fit-out PeriodIn order to protect your premises from illegal entry and workers improper behavior,Asset Service Management Office reserves the right to carry out surprise check on 159、workers permits at the premises during the fit-out stage.Where Asset Service Management Office requires inspections for compliance with approved drawings or statutory requirements, prior appointment for joint inspection will be made with your company representative and project personnel.5.24 Debris 160、DisposalContractors are required to arrange their own disposal of fit out material and debris.Garbage skip located within XXX may be used on request in advance and will be subject to charges. Please contact our Housekeeping Department at Tel xxxxx.Your contractors are responsible for the transportat161、ion of fit-out debris to a designatedcollection point as defined by Asset Service Management Office.Dumping of fit-out materials or debris in any place other than the collecting point will beremoved at your own cost.It is important to note that placing refuse, junk, material or debris at fire exits 162、such ascommon corridors, lift lobbies, staircases or welding out smoke doors is an offenceagainst the Fire Ser vices Ordinance.5.25 Clogging of Air Conditioning UnitsPreventive actions shall be taken to avoid undesirable clogging of air conditioning unitsduring the fit-out process. Contractors are r163、equired to arrange their own temporaryventilation during the fitting-out period.5.26 Clogging of Drainage PipesPreventive actions shall be taken to avoid undesirable clogging of drainpipes during thefit-out process.6Prohibitions6.1 Smoking, Eating and DrinkingSmoking, eating and drinking in the buil164、ding in the fit-out site is strictly prohibited.6.2 MisbehaviorThe Tenant is responsible for maintaining good conduct and behavior of his contractorsin the building. Smoking, sleeping, and gambling are strictly prohibited. Radios, cassettesor disc players are also not permitted on site.6.3 Trespassi165、ngUnder no circumstances shall any working parties be allowed to enter other premises ormechanical plant rooms without prior written approval from Asset Service Management Office. In addition,attendance by Asset Service Management Offices security staff is required in most situations should the perm166、issionto access plant rooms be granted.6.4 Building Maintenance AbuseFire hose reels are strictly reserved for the purpose of fire fighting only. Deliberatemisuse of hose reel shall lead to legal liability and compensation.No additions, alterations or connections shall be made to the common plumbing167、 anddrainage system, the fire sprinkler system, air-conditioning system and electrical mainsystem without prior approval from Asset Service Management Office.6.5 Opening of WindowsThe open-able windows (if any) shall only be operated by authorized personnel fromAsset Service Management Office.It is 168、the sole responsibilities of tenant and contractors to ensure that all open-ablewindows are always in locked positions after and during fitting-out period. Asset Service Management Office shall not be liable to damages/floods that may occur due toinflux of rainwater under critical weather through wi169、ndows that are left unlocked/damaged during fitting period and tenants shall reimburse all cost that associate with replacement/repairing of the damaged windows.7Completion of the worksUpon completion of all fit-out works, you should submit TWO complete sets ofas-fitted record plans to the Asset Ser170、vice Management Office within FIFTEEN days. Drawing files shall be submitted in Auto-CAD format. The drawings shall include layout plan on partitions, reflected ceiling plan and E&M ser vices. In particular designer shall indicate the floor loading from compactors.Please also submit a copy of the “W171、ork Completion Certificate upon the completion of your electrical works.A fire certificate must also be submitted to Asset Service Management Office after the modification works of the fire ser vices system.8General Terms and Conditions1. Cutting or chasing is not permitted to structural floors, col172、umns, walls and beams. Therepair cost of any damages shall be borne by the Tenant.2. The cost of rectifying any damage to finishes or fittings in common areas during thefit-out periods shall be borne by the respective Tenant.3. Tenant shall indemnify Asset Service Management Office against all claim173、s arising from the execution of the fit-out works.4. All necessary licenses or permits from the relevant Government Authorities such as thePRC Ordinance, Fire Ser vices Department, Health Care Department, Environment Protection Department, shall be obtained and all respective Ordinances and regulati174、ons must be complied with by the Tenant at all times.5. Upon proposal submission, the General Terms and Conditions should be completed and returned by Tenant to confirm the acceptance of all terms and requirements in this fit-out guide.6. In all circumstances especially during an emergency, CB Richa175、rd Ellis Property Consultants Ltd (CBRE) as the Building Manager reserves the right to suspend works carried out by a Tenants contractors.
