个方案)绿轴专题筑梦绿洲(回形针广场)白石洲100%概念纲要梳理南区:1.南区四个地块整体打造23万方商业,2-12#和2-7#地块整体18万方室内mall,动线上充分利用地块优势,去化末端进深主力店和确保店铺均好性。2.造型上优化购物中心玻璃顶棚、结合室内外“奇幻森林”概念,打造内向型商业广场,延展商业店铺面,为商业赋能。3.结合绿轴预留2000平米大型活动广场,未来可结合白石洲强IP满足运营需求,形成项目亮点。4.南北商业动线充分利用-2m的24小时城市公共通道(未来拓展商业)、6.5m3、中心路及12.5m绿轴,南北方向串联并闭合,商业逻辑完整统一。5.2-11#地块还迁股份公司商业自成体系,指标可满足独立运营的可行性,2-7#地块预留未来还迁村民的弹性,动线和主mall可分可合。6.跨地块建筑及绿轴开洞满足深规市政道路净高和开洞要求。7.从城市设计角度,确保深南大道绿轴可视可达性,充分考虑绿轴的城市公共属性,同时在红线外相邻地块预留绿轴跨街天桥未来和“世界之窗”项目的联系,符合上位规划意图。8.2-12#地块在mall的裙房顶部靠近T3酒店塔楼位置预留
