Linking with ShenzhenShenzhen has 3 major urban cores11、-Louhu, Futian CBD, and Nanshan/Baoan. Louhu core shares history with Shenzhen Special Economic Zone development. Most of financial function and active economic activities of the city has been located in this core from the late of 1970s. Futian Central District was established in 1984and symbolizes 12、the citys ongoing transformation from a manufacturing zone to a “world city”. It is serves an important function as the citys service-sector core, providing a diverse mix of commercial, cultural, administrative, and residential uses. The Central District has a total area of 414 hectares, and extends13、north-south from Hongli Road to Binhe Road, and east-west from Xinzhou Road to Caitian Road. Shennan Boulevard bisects the Central District and includes an extensive linear open space corridor.The current planning scheme anticipates approximately 8 million square meters of mixed-use development. Exi14、sting development is typically high density, with two corridors of mixed-use tower buildings up to 250 meters tall situated along Yitian and Jintian Road. Existing Dacho18、ng Plan Existing Dachong Plan: The Dachong Area has a total land area of 674,000 m. It is situated in the middle of Nanshan district and is bounded by major roads- Shennan Boulevard on south, Baihuan road on north, Shahexi road on east and Keji road. This area is characterized by an informal pattern19、 of streets, buildings, and public spaces, which emerged as during successive phases of incremental growth and development. Existing site plan is to inherit the history and culture of the town. Green space is arranged to preserve old trees and temples on the conventional grid system of street network.Concept & Guideline:Iconic 400m high tower will be located at the south-east corner of the site. This point is t49、he crossing point of Shahexi road and Shennan Boulevard. This tower will be the tallest tower in Nanshan area and add another landmark on Shennan Boulevard skyline. Landmark tower and serviced apartment building create the welcoming gate image to the people from the city and Hong Kong coming along t50、he highway. This tower is composed with office, 5-star hotel on the top, and retail on the podium area.Landmark Tower will be balanced with another group of buildings. A group of 3-star, 4-star hotels, and relocation office tower will set an optimized balance in volume of space and vertical anchorin51、g points to tie up whole buildings in site plan.High-rise residential area will be characterized by two groups of buildings. Two rows through the site in north-south direction will be established to define the dramatic skyline. Maximum height applying on residential towers provides bigger area of on-site green.
