map.区域位置大冲村位于深圳南山区高新技术产业园区中区东部。本项目用地南临“深南大道”,东临“沙河西路”,北端距“北环大道”约400米,与城市干道连接紧密。用地东南边紧邻“沙河高尔夫”,“名商高尔夫”两个高尔夫球场,用地南侧与地铁一号线高新园站直接相连,地铁站口附近是“深南大道”公交站群,这些都是本计划应充分利用的公共交通资源。.Linking with ShenzhenShenzhen has 3 major urban cores-Louhu,Futian CBD,and Nanshan/Baoan.Lou11、hu core shares history with Shenzhen Special Economic Zone development.Most of financial function and active economic activities of the city has been located in this core from the late of 1970s.Futian Central District was established in 1984and symbolizes the citys ongoing transformation from a manu12、facturing zone to a“world city”.It is serves an important function as the citys service-sector core,providing a diverse mix of commercial,cultural,administrative,and residential uses.The Central District has a total area of 414 hectares,and extendsnorth-south from Hongli Road to Binhe Road,and east-13、west from Xinzhou Road to Caitian Road.Shennan Boulevard bisects the Central District and includes an extensive linear open space corridor.The current planning scheme anticipates approximately 8 million square meters of mixed-use development.Existing development is typically high density,with two co14、rridors of mixed-use tower buildings up to 250 meters tall situated along Yitian and Jintian Road.High density development seeks to capitalize on views and access to the Central Square and other local bounded by major roads-Shennan Boulevard on south,Baihuan road on north,Shahexi road on east and Keji road.This area is characterized by an informal pattern of streets,buildings,and public spaces,which emerged as during successive19、 phases of incremental growth and development.Irregular orientation of buildings,a distorted street pattern,and traditionally unique retail pattern of on the podium will be located in this tower.Balance:A group of 3-star,4-star hotels,and reloca26、tion office tower will take the role of balancing with 400 m tower.Skyline:Two rows residential buildings through the site in north-south direction will be established to define the dramatic skyline.Separation:Mixed-use buildings will set the buffer zone to separate commercial and residential functi27、ons.Texture:Diverse elevation designs and height of buildings will create the 3 dimensional texture line all over the site.5
