contoursThe design aim is to maximise views from hills to the coast and from the coast to the hillsideThe site has a varied existing topography ranging from hillside to coast.This is an asset of the site but also creates a series of challenges.Working with th23、e existing contours as much as possible creates the opportunity to create a unique working and living development based around the natural environment.Hillsides provide the life for the site,contributing to views across the site,areas of woodland and landscape corridors thatflowtothecoast.Existing w24、ater channels populate the site,providing areas of floodattenuationbutoftenaremanmadeandcreatebarriersto areas of the land.These present opportunities to become more naturalised landscape features within the cultural coast at the heart of the CBD,culminating in a feature waterfall whichlinksgroundfloordestinationstothelowerfloorretailmallsSand Dunes on the Coast:The coastal park to the south reflectsitsorientationtothebeachandhownaturalconditions shape the coastline.This area of the site ha35、s the opportunity to become the cultural centre of the scheme and the landform and levels are inspired by the sand dunes and beach contours.Theproposalswillreflecthowthesitecanchangewiththeseasons and climatic conditions of Qingdao,creating a rich variety of interest throughout the year.Green characteristics of the site.Hillside living to the north is focused around the river corridors and access to nature,with new 48、communities established at the bases to Caoyang Mount and Huashan Mount.Further residential of an urban character is located towards the coast where established development sites are already on site or planned.This residential offers access and views to the leisure islands and ocean beyond.Business,49、Retail and Cultural centres are situated in the heart of the scheme between the two hilltops where the landformistheflattest.Thesehavelinkstothewidertransport network and the coastline.there is an established education quarter on the site at present which is retained and supplemented with further Hi50、gher Education opportunities.Linked to this is a Research and Development Park which can offer further ways to explore the Blue Economy in Qingdao.To the north,at the base of Xia zhu shan Mount,a leisrue resort is created with an emphasis on using generates the opportunity to create wetland habitats for recreation and ecology that also allows for storm water attenuation.The existing hillsides of Caoyang Mount and Huashan Mount will be retained and become woodland areas f54、or further recreation and ecology.TheCBDandcoastallandscapeswillreflectamorecontemporary approach,creating a setting for the commercial,retail and cultural buildings with large lawns,event piazzas,planting and walkways linking the main coast to the leisure 17sqkm site.The general principle is to begin constructing from the centre of the CBD to the outer areas.The development will start with the a small section of the CBDwhichislocatedonflatlandthatcanbedevelopedatlower construction costs and has good existing road access for214、 construction vehicles.The logic of working outwards also means later phases of the development are not disturbed by construction works which will effectively always be on the periphery.Starting at the centre of the CBD will also theoretically mean some of the more high value,yet more straight forwa215、rd residential can be constructed with some services and facilities provided within alongside resulting in a fairly self sustaining mix of uses from the beginning.Alongside starting to develop the core of the CBD we suggest that construction of the islands is started as this may be a longer process 216、and the land may take some time to bed down to enable construction.Phase two will see a larger section of the CBD developed alongside some of the coast line as well as the hospital site as the population may well be getting to a size where it requires medical services nearby.As the islands begin to 217、take shape phase three will see the CBD coastal area begin to develop and the northern part of the CBD which has a greater proportion of residential.Some of the other parcels of land such as those labelled as phase 4 and 5 may be developed more quickly so that the population increases at a greater r218、ate.Within each of the phases there are likely to be anumberofsmallerphases,thisisnecessarysofirstlythereis not an oversupply,but also to enable the resettlement of the existing population to occur without the necessity to shift people off site and then back on again once their new accommodation is 219、complete.The last phases of development would be those areas of the masterplan design outsidethe17sqkmsiteboundarywhichhasbeenidentifiedas phase 8,although these areas are also likely to be built in phases.Thebenefitofpackagingthesitesupandworkingfrom the inside out is that if changes
