Green芳草地购物中心开展经营活动有关的各种信息和指导的官方手册,该手册会向租户提供完整的购物中心信息。本手册将会随着购物中心运营状况的更新进行修订,每次修订的版本会派送至每位租户,届时租户应遵守修订后的租户手册。本手册未尽事宜,遵照租赁合同及其它有关规定执行。租户须保证其员工熟知本手册内容,本手册须置于租赁5、单元之内以备查阅。本租户手册由北京侨福芳草地物业管理处负责编写,由北京侨福置业有限公司审定后印发。本手册解释权、修改权及相关知识产权归北京侨福置业有限公司所有。本手册用中文和英文书就,每一方均承认已审阅本手册的两种文本,确认这两种文本在所有重要方面基本相同。如果两种文本内容存在差异,以中文文本为准。Parkview Green芳草地物业管理处This is the official handbook that includes all the information and guidelines relating to the business operations of the Tenant6、s of the Parkview Green Shopping Mall,it provides detailed information about the Shopping Mall.The handbook shall be revised from time to time by Beijing Chyau Fwu Properties Co.,Ltd.(herein after referred to as“Party A”).The updated handbook shall be distributed to every tenant(herein after referre7、d to as“Party B”)each time a new version is published.From then on,the tenant shall abide by the updated Tenants Handbook.Any issue that is not stipulated herein shall be subject to the Lease Contract and other relevant regulations.All the tenants shall ensure that all their employees are aware of t8、he contents of this handbook.It shall be located,stored and filed within the leased premises at all times.This Tenants Handbook is drafted and edited by the Property Management Office of Parkview Green,and it is approved and distributed by Beijing Chyau Fwu Properties Co.,Ltd.who reserves the right 9、of interpretation,amendment and the intellectual property thereof.This handbook is written in Chinese and English.Each party acknowledges 在本大厦,所有服务系统均由精密的监察系统每日24小时无间断进行监察。在控制中心内 显示所有设施之运作情况。All systems in this building are monitored in the control room 24hrs.2.电力系统 Electricity 16、System 大厦内供电采取双路供电系统,每个单元内均附设充足照明装置及电力设施。为安全起 见,切勿令个别电源插座负荷过重或自行修理任何电线或插头。物业管理处会在每月固定 时间(遇节假日顺序提前)检查租户的电表读数。The building is connected with 2 ways electricity supply.Each unit is allocated with ample power to support necessary lights and electric appliances.For safety reasons,please do not overload t17、he power socket or attempt to fix any electricity device on your own.Property Management Office will take the metre reading on regular day every month.In case of a public holiday,such metre reading will take place one day in advance.3.消防系统 Fire Services System 购物中心内设有喷淋系统、消防栓系统、火灾自动探测系统、烟感系统、手动报警系 统18、及轻便灭火器材,所有系统均由精密的监察系统每日24小时不间断进行监测,若任何区 域出现问题,保安员会在接到报警后尽快到达事故现场,采取适当行动。All shopping mall floors are equipped with sprinkler system,fire hydrant system,fire detection system,smoke detector,manual alarm system and portable fire extinguishers.All these systems are 24hrs monitored.In case of any accide19、nt,guards will arrive at the scene immediately to take appropriate action.3.1 监视系统采用最先进的设备,控制室内设有火灾报警控制柜,消防报警图文显示系统 具有报警和检测功能,24小时监察整栋大厦之安全;Most advanced central monitoring system including fire alarm system will be closely monitored by the Control Room.There is 24 hrs surveillance for the building.20、3.2 中控室内设有消防广播控制柜,火灾时切换到消防广播状态;购物中心租户手册Shopping Mall Tenants Handbook8 The Control Room is equipped with a fire broadcasting system which will activate into the exiting broadcasting system during the emergency.3.3 中控室内设有火灾报警联动控制柜,楼内的排烟风机、正压送风机、补风风机、消防 泵等可在消防控制中心内远程控制启停;Fire alarm system and HVAC can21、 be remoted access in the control room.3.4 本大厦每层区域均配备符合国家规范消火栓数量、水喷淋系统,大厦外围设有消防接 合器;Fire hydrants and sprinkler systems are equipped at each floor according to the municipal Fire Services Bureaus requirement.Fire adaptors have been installed around the external area of the buildings.3.5 大厦内公共区域已根据有关22、消防法规的要求设置出口标志、应急灯、消防栓箱(带自 救卷盘、消防水带)和灭火器;All public areas in the building have been installed with exit signs,emergency lights,fire hydrants and fire extinguishers according to the Fire Safety Regulations of the Fire Services Bureau.4.安防系统 Security System 购物中心各入口装有保安监控系统,并有24小时保安员值岗;为安全起见,若租户雇员在 购物中心23、非正式办公时间进出大厦,请于大厦各进出口先行登记。CCTV systems have been installed at all the building entrances with security guards patrolling 24 hours a day.For safety purpose,company staff is requested to register prior to entering the shopping mall building after the business hours.5.空调系统 Air Condition System 大楼内各办公区内均24、已安装中央空调系统和新风系统。中央空调系统具备冬季加湿功能,我们相信在环保罩、风机盘管、以及新风系统的综合作用下,我们能够为租户提供一个 舒适的办公环境。购物中心的中央空调系统在周一至周日10:00am-22:00pm.(不包括节 日及公众假期)提供服务。Integrated central air conditioning systems with the function of humidification during winter have been installed in the shopping mall.Under the functions of ETFE envelope 25、and FCU,fresh air and ventilation systems,a comfortable working environment could be provided for the Tenants premise.The operation of the air condition system is working from Monday to Sunday from 10:00am-22:00pm(excluding holidays and public holidays).9购物中心租户手册Shopping Mall Tenants Handbook6.货梯使用 26、Usage of Cargo Lift 租户在搬运货物或大件物品时需使用专用的货运电梯。Any delivery of cargo or large size items should be carried out through cargo lifts.6.1 需要入住或搬迁,请提前三个工作日与大厦物业管理处联络,填写货梯使用申 请确定货梯使用的具体时间,我们将根据实际情况进行统一安排。For moving in or out,please submit the application for using the cargo lift to the Property Management O27、ffice 3 working days in advance.6.2 请按照物业管理处指定的出入口、路线及电梯装卸货物,对于大宗货物,请提前三天 前通知大厦物业管理处,以便做出安排。Party B shall follow the instruction of appointed entrance and exit,routing and loading area.For goods of large size,application to the Property Management Office should be made 3 working days in advance.6.3 28、在搬运货物过程中,请注意保护公共区内的设备设施,如有损坏,维修费用将由租 户承担。In the case of delivery,special attention should be paid to protect the finishes of the public areas.Any damage and repairing charges will be borne by the tenant.6.4 在搬运货物过程中,所有包装箱、纸盒、废物等须适当处理,不可弃于公共区域或非 指定区域。All packing,carton boxes or other waste are not al29、lowed to be disposed in public areas;only at the designated dumping zones.购物中心租户手册Shopping Mall Tenants Handbook10租户钥匙管理 Tenants Key Custody所有租户均须向商场管理办公室钥匙管理员提供一个在任何紧急情况下可随时联络到租户的手机号码。根据合同约定,所有租户均须提供所承租单元的备用钥匙以备商场管理部门不时之需;在必要进入时,购物中心管理者将通知租户紧急联络人,而后启用之。Party B shall notify Party A of the people who30、 are in possession of the keys to their leased premises.Party B should also provide the contact number of emergency contact person so that they can be reached in case of emergency.Party B will be required to give a set of keys of their premises to Party A.In case of emergency,Party A will at first i31、nform Party Bs emergency contact person before entering the premises.11购物中心租户手册Shopping Mall Tenants Handbook公共须知 Public Information1.请勿干扰公共设施设备的正常运行,如有损坏需按原价赔偿损失。Please do not interfere with the operation of the public facilities or systems,or you will be responsible for all compensation for any da32、mage incurred.2.请勿把废弃物丢入大厦的各种管道,包括卫生间便池、马桶、各类下水道等,否则需对损 坏、堵塞的管道支付疏通及修理的费用。Please do not dispose of any wastes or garbage into any pipelines of the building,urinals,water closets,drainage etc.Party B for such acts causing blockage or damage to the pipelines will be liable for compensation of repair.333、.任何电气工程须由合格技工进行维修、改造、加装等。Party B should appoint qualified electricians to conduct any repair,alteration,or installation of electrical appliances within their premises.4.基于安全考虑,电梯厅、公共走廊、消防楼梯、通道或其他公共区域严禁存放任何盒子、家具、或其他废弃物,上述物品一旦发现将由物业管理处自行处理恕不提前通知,产生的 费用将由租户承担。For safety purpose,lift lobbies,corridors,s34、taircases,accesses or public areas are not allowed for stacking any goods or wastes.The Property Management Office will remove such obstacles without prior notice and charges incurred will be borne by Party B.5.如租户员工拾到任何遗留在公共区域的物件,请送交位于购物中心服务台,并请提供有关 的资料。客服中心会记录被拾到物件的资料,如果物件内存有任何有关物主的身份证明或 属于贵重物品如手表35、饰物等,客服中心会转交警方处理。如果有失主到购物中心寻找失 物,请指示他们与客服中心联系。One who picks up anything left in the public areas of the mall can report to the information desk located at L1/LG2 for record.For any object of value or personal ID card,the Customer Service Department will pass it to the Police for direct handling.Shou36、ld anyone lose something and require searching within the mentioned area,please contact the information desk for registration and assistance.购物中心租户手册Shopping Mall Tenants Handbook126.其他各项尤为重要:Other important rules 1).购物中心内不得饲养宠物,包括但不限于鸟类、禽畜、爬虫类,不得将宠物带入本大厦 内。Any pets but not limited to birds,livestoc37、k and reptiles are not allowed to be brought into the building.2).为保证租户的安全,严禁在专柜内烹食,不得使用任何电炉或其它用具(餐饮类业种 除外,若增加设备需经过审批)。若租户需于大厦内过夜者,请事前提出申请;若未 提出申请者,物业管理处有权制止违规行为,并要求租户支付不少于【500】元/次的 违约金。For safety reasons,cooking or using any electric cooker is not allowed in the premises(Except F&B,Party B should g38、et permission to add any kitchen devices).If Party B needs to stay overnight,It should get permission before.For any offence,penalty of no less than RMB500 will be imposed.3).所有租户不得于办公区内储存易燃易爆危险品。No inflammable materials are allowed to be kept or stored within the premises.4).请勿在租赁单元内或附近地方放置散发具刺激性气味39、的物品;不得排出有毒或腐蚀性气 体;请租户对租赁单元内或公共区域的噪音进行控制,以免影响其它租户。Materials with odor or toxic gas are not allowed in the premises.Noise control should be implemented to avoid interference with other tenants.5).租户不得于其租赁单元内窗户上张贴对外广告,包括品牌,公司资料等告示,如有违 反规定,在通知期限内未自行拆除者,物业管理处将强制拆除,因此所发生的费用由该 租户支付。Posting of advertising n40、otes or brand information on the curtain wall is not allowed.The Property Management Office will have the right to take down such materials and charge the Party B for all the expenses incurred.6).租户外墙使用权及广告位所有权均属大厦所有,由市场部负责批核。Using of the external curtain wall will be subject to the approval of the 41、Marketing Department of Parkview Green Fang Cao Di.7).租户不得擅自占用公共空间,包括楼道、车位、消防疏散通道、消防楼梯等部位。不准 许在探测器、喷淋头、排烟口及疏散指示灯处悬挂任何物品。Unauthorized occupancy of any public areas or parking lot,hanging of articles on any detectors,sprinkler heads,smoke exhaust outlets and fire exit signs is prohibited.13购物中心租户手册Sho42、pping Mall Tenants Handbook 8).租户须向物业管理处提供一份负责于非办公时间处理紧急事项的职员名单及24小时可 联络方式,按联系的先后次序排列,供保安人员在非办公时间发现租赁区域出现紧急情 况时使用,如发生火警、盗窃、门窗没有上锁等情况。Party B should provide the Property Management Office a list of contact persons of its company for the purpose of urgent contact for emergency such as fire,burglary,un43、locked door etc.购物中心租户手册Shopping Mall Tenants Handbook14货物的运输和交递 Servicing and Deliveries to Shops任何为租赁单位递送或取货服务的人员都必须遵守购物中心内的交通指示和物业管理处颁布的相关规定。服务通道的限速为5公里/小时,任何时间内都应该遵守。装货和卸货均由租户自行负责。所有的装载和运输都要在装载区附近的运输服务区域进行。装载区向外的运输主要通过货梯、楼梯和服务通道。物业管理处将在开业筹备会时告知租户其指定的装载及运输服务区。一周7天,租户卸载区进行货物发放和运输的时间是每天晚上十点至次日早上7点。44、除了购物中心管理办公室的特殊许可外(需提前3天通知,见以下通行限制规定),除此以外的时间不可进行任何装卸或运送工作。租户应承担购物中心管理办公室为满足租户需求在规定时间外装载、运输而产生的额外费用。为方便所有租户,在装卸区小型运输工具的操作时间不得超过30分钟,大型卡车运输工具操作时间不得超过1小时。繁忙时段租户需要与物业管理处联络,由其制定装卸安排计划,以提高效率防止拥堵。租户应该遵守购物中心管理办公室制定的正常营业时间及运输时间。如在购物中心营业时间和运输时间以外需进入购物中心进行运输、修理及装修等工作时,需提前3天向管理办公室申请。若租户有特殊需求,可向购物中心管理办公室联系安排客梯,但45、商品的安全责任由租户自行承担。Deliveries or pickups at the premises must follow the specific direction displayed in the mall by signs and all instructions given by Party A.There is a 5 K.P.H.speed limit on all service roads which must be observed at all times.Unloading and loading is entirely the responsibility of46、 Party B.That must be done in the service area accessible from the loading area.Transportation from the loading area will be done via cargo lifts,service stairs and service corridors.Party B shall be informed of their specific loading and unloading bay during the pre-opening briefing by Party A.Tran47、sportation and distribution of goods from the loading area to the leased premises can be done from 10pm to 7am.No transportation is allowed outside these hours except by special arrangement with Party A,(Party Bs requests must be made at least 3 days in advance).Party B shall pay additional costs in48、curred for loading and unloading beyond the specified hours.For the security consideration of other users,deliveries to the loading area should be limited to 30 minutes maximum for small vehicles/vans and one hour for large delivery trucks.During busy periods,Party B should liaise with Party A to pl49、an and organize delivery routes to ensure smooth traffic flow.Party B is encouraged to strictly follow these operating hours and the delivery time schedule determined by Party A.Any deviation from the schedule concerning access,deliveries,repairs and renovations should be discussed with Party A at l50、east 3 working days in advance.If Party B has special requirements,Party A could consider Tenants Hand51、book16紧急疏散及处理程序Emergency Procedure1.跑水 Water Leak 当发现发生跑水事故时,请立即通知物业管理处人员,通知时租户尽量详细描述发生情 况。接报后物业管理处相关专业人员会第一时间到达现场处理事故。租户在跑水事故得到 解决后,应立即恢复正常运行。When water leakage occurs,Party B shall immediately notify the Property Management Office of the incident in detail.After receiving the report,the Property M52、anagement Offices relevant professionals will deal with the incident as soon as possible.When the water leakage is solved,Party B should resume their normal operation immediately.2.地震 Earthquake 当发生地震时,除非紧急广播系统通知立即离场,否则应尽量留在租赁单元内。请保持镇 定,并尽量躲藏于桌底下。切勿使用电梯逃生,如正在使用电梯,应立即按停于最近之楼 层或按对讲机与中控室人员告知状况,并保持冷静等待救53、援。地震结束后,请清理现场危 险杂物,检查周围的环境。对意外受伤者做出第一时间的支援,直至救护人员到来。If an earthquake occurs,unless the emergency broadcast system notifies to leave immediately,otherwise everybody should stay in the premise.Everybody should remain calm and try to hide under a table.No one should use elevators;If people are in eleva54、tors during the earthquake,they should immediately exit at the next stop or push the intercom button to inform the control room staff and stay calm to wait for aid.After the earthquake,Party B should check and clean up the surrounding area.Injured people should be attended until the ambulance crew a55、rrives.3.火灾 Fire 发现火灾及焦糊味、异常烟雾和不寻常热度等现象时,请保持冷静,不要惊慌,请采取下 列措施报警并补救以避免伤亡,减轻损失:In case of a fire,smoke,abnormal odor or unusual heat is detected,everyone should remain calm.The following procedure should be taken to avoid injury and loss.1).手动报警 Manual Emergency Alarm 当发现火情时,可将设在楼层的红色警报器上的玻璃按钮按下。报警的同时,56、请就近 17购物中心租户手册Shopping Mall Tenants Handbook 组织人员利用大厦内所配备的轻便灭火器材扑灭初起火灾或控制火势,并注意保护好现 场。如火势已蔓延,请关闭通往失火现场的门窗,控制火势。请使用最安全的途径前往 最近的消防楼梯,离开火灾现场。In case of fire,press the red fire alarm button on each floor at once.At the same time,fire extinguishers should be used.If fire has spread out,try to close the w57、indows and doors leaving the scene in order to evacuate through the nearest fire stairs.2).通知楼面管理人员 Notification to the Mall Operation Team 若灾害发生时期,请现场租户人员于第一时间内通报楼面值班主管,由楼面主管通知物 业管理处协助疏导处理。During the disaster period,Party B needs to notify the floor supervisor first,who will then notify the relevan58、t Property Management Office,which will help ease the process.谨记:烟和热空气是上升的,接近地面的空气较为清洁,温度也较低,应尽量贴近地面俯身或爬行,并用湿毛巾或防烟面罩遮盖口鼻逃生,切记勿搭乘电梯。身处火场以上楼层的人员,应向天台方向逃生,发生火灾时应听从消防广播和物业管理处人员的统一指挥,警钟鸣响后,应镇定地撤离大厦。Remark:As smoke and hot air rise,the cleanest air is close to the ground,which will be cooler and cleaner;t59、herefore people should crawl on the ground and use a wet towel or smoke masks to cover their nose and mouth.Do not use elevator.People on upper floors of the incident should evacuate to the roof.Listen to the fire broadcast and follow the Property Management staffs command.When the fire alarm sounds60、,everybody should stay calm and vacate the building.4.电梯困人 People Trapped in Elevators 请先不要惊慌,务必保持镇定,然后按动电梯警铃或电梯报警电话发出求救通知,通过报 警电话保持与控制中心工作人员的联系。请不要在电梯中蹦跳、扒门,不要试图挑出或乱 动电梯内的开关。If trapped in an elevator,please remain calm and use the intercom in the elevator to notify the control room,security staff w61、ill communicate with the passengers through the intercom.Do not try to open the elevator door and tamper with the switches of the elevator.5.大面积停电 Suspension of Power 请务必保持镇定不要惊慌,并停留在自己的工位上,不要随意走动,并电话联系物业管理 购物中心租户手册Shopping Mall Tenants Handbook18处,配合指示行动。If the suspension of power happens,please re62、main calm and stay at your premise,please inform Property Management Office by mobile phone and coordinate with them for further instruction.6.贵重财物丢失 Valuable Items Loss or Stolen 当租户在购物中心内发现自己的财物丢失时,应立即向物业管理处报案。接报后,物业管 理处人员会迅速进行调查,请租户注意保护好现场,在物业管理处人员未到达现场之前,不要让任何人进入,且不能移动、拿走、放入任何物品,并详细回忆并说明财物丢失过程 的63、各个细节以便进一步开展工作。If valuable items are lost or stolen in the shop;please inform the Property Management Office immediately.Security staff will arrive at the scene to investigate.Do not remove anything before the security staff arrives for investigation.19购物中心租户手册Shopping Mall Tenants Handbook消防设备的使用 Us64、age of Fire Service Equipment1.手动报警器 Panic Alarm 购物中心公共区域墙壁上设置有手动报警装置,有火情发生时,击碎玻璃按下报警器按 钮,该区域的火灾信号将自动传送到消防控制中心。Should there be a fire,please break the glass and press the panic alarm button at each floor.Activated signal will be transmitted to the fire control center automatically.2.滚轮式水带 Hose Reel 65、位于各消火栓内,有火情发生时可打开消火栓门,按下箱内报警器按钮,将滚轮旋转90
