retail,shopping,entertainment,ce and hospitality destination,bringing to the city vibrant urban synergy wit6、hin a natural environment.The project incorporates a variety of land uses,building types and invests in substantial infrastructure improvements,turning this area into a primary activity node on the citys stunning coastline.This 46.7 hectare mixed-use development consists of three parts-a landside 187、-hectare area connected to an existing 15-hectare Xiaomai Island via an existing causeway and a new 15-hectare crescent-shaped ve-star luxury hotel rising out of the sea at its western tip,adding a dynamic landmark to the citys skyline.Long term serviced hotel managed accommodations occupy the rest 8、of the island.NATURE AND GEOGRAPHYThe master plan retains as much of its natural terrain as possible and,with exception of the iconic tower,restricts the heights,volumes and development ratios to moderate levels,thereby ensuring a generally le and facilitating view corridors from the land and to and9、 from the island itself.The development strategy envisions seven separate zones(two on the mainland,three on the island,and two on the reclaimed crescent island),each with the south,where the land falls 20 meters into the sea.On the north and western sides,more protected from the seas force,the land has a more gradual transition to the shoreline.There is some vegetation on 43、the island,including some areas of trees,but in general the plants are small.Many of the previous uses on the island have been removed already.A weather station consisting mainly of several towers in an enclosed area at the peak of the island will remain,as will a wave station on the southern shore 44、with several small buildings.A materials testing station is still in operation but will a g e14Xiaomai Island has an interesting and distinct l49、andform.Similar to the leading edge of an airplane wing,the southern and eastern sides of the island bear the primary force of the wind and wave action from the Yellow Sea.In these areas,the shore is at its most dramatic,steep and stark,scoured of much of its vegetation,and exceptionally beautiful.I50、n contrast,the northern and western shores of the island enjoy a much gentler relationship to the sea,more protected and calm.Here the shore dips slowly down,touching the sea in a graceful slope.There are two high points on the island.In the north is a minor peak of 20 meters above sea level.To the 51、south is the major peak,at 30 meters above sea level.This point contains the weather station as well as the largest portion of the sites tree cover.by human intervention.On the rocky southern slope are several built terraces,secured by stone walls and perched high above the ocean waves.The northwest52、 side of the island 2008,Limitless completed a preliminary plan for the Xiaomaidao area.This plan served to explore the capacity of the develop55、ment site and determine many of the primary design elements.The prior plan set the tone for later design work,including this plan.Once approved,the plan also created the development allowances for the site.Thus,the current plan follows the direction of the previous plan and
