20概念:办公塔楼位于基地东北角而邻主要街道,毗邻现存的宾馆和办公楼,形成了富有活力的都市商业圈。办公塔楼结合广场,有效吸引购物人潮。并且将购物中心和出售商业街的人潮作有效的衔接。办公塔楼位于购物中心北方端点,有效形成视觉焦点,成为都市新地标电影院作为顾客休闲购物的重要目的地,位于购物中心的顶层。旨在利用电影院的商业引力,吸引顾客至购物中13、心上层,有利于活跃上层的商业氛围。购物中心延续东与南向沿街边界,给予商业零售出众的沿街立面。广场和下客区的设计自然地融入了位于基地西边的秀丽运河的形态。购物中心西面退台的设计将中心庞大的体量逐渐过渡至体量较小的出售商业街。体量的渐变创造出尺度怡人的街道。购物中心西面起伏的动感与退台的叠错,与零售商业面交互作用,延续河道的景观,形成独具一格的商业街巨大的棚架覆盖于待售商业街之上,创造出独特而统一的商业氛围,吸引着源源不绝的人潮,且适合不同季节的消费活动。销售中心位于基地的东北角,毗邻主干道,作为未来待售商业街的旗舰,将产生强大的商业引力。Project Concept:The office to14、wers are located on the main street on the NE and SW corner of the site,and are close to the adjacent hotel and the existing office towers creating an urban commercial district.The NE office tower location regularly pulls patrons through the retail from the subway.The cinema,located on the top floor15、 of the shopping mall,becomes a destination within the mall helping to populate the upper levels.The shopping mall respects the urban edge towards the city,giving prominent street frontage to the retail.A plaza and drop off naturally takes shape on the west side of the site at the end of the scenic 16、city canals.The wavy,terraced west side of the shopping mall leads people through the site,towards the main street.The terraced facade brings the scale of the shopping mall down to that of the for-sale retail creating a pedestrian friendly avenue.A large canopy covers the for-sale retail unifying th17、e experience and creating a unique environment to attract shoppers.The sales center sits on the north east corner acting as an ambassador along the main street for the for-sale retail.Its location also makes the basement construction simpler.永怡路 Design01.11.201367建筑特色本方案的设计灵感来源河谷岩壁的风貌特征,当江河淌过大地汇向海洋,在河谷的岩壁上洗刷出色彩丰富、层叠变换的自然风貌。本方案的建筑立面运用材料多样化的色彩与纹路的拼接,来表现河谷的岩石层层叠加的意境。石材以交错的横向排列方式,在展现均匀整体化的同时,时而错落地露出一小块玻璃幕墙,仿佛河底蕴藏的一颗颗闪耀的鹅卵石。在夜晚,灯光与石材的排列交相呼应,突出立面上层叠错落的建筑语言。Architectural DesignOur des43、ign pulls inspiration from the concept of water carving through rock as it weaves its way towards the sea.The building faades are layered with various textures and colors,like the layers of rock that are revealed by the passing water.The stacked materials create a unified,horizontal expression,but a44、llow for opportunities to expose unique gems within the overall between the Shopping Center and For-Sale retail mor47、e energy and excitement indicative of a nighttime entertainment district,thematic light poles,color-changing lighting,and suspended festoon lights provide a dynamic and sparkling atmosphere.Softer Retail Zone For the side of the property facing the adjacent residential areas,the softer lines of the 48、architecture are complimented by a more subdued lighting approach.Lower height pedestrian lights,building mounted wall sconces,and soft lighting of the building materials make the area bright and inviting,but not quite a bright as the Urban
