1、Technical annex requirements for Landlord 楼楼盘盘交交接接技技术术指指标标及及要要求求Project2011/4/181-Faade/橱橱窗窗ClauseSubjectDate Remarks1.1 H&M have the right to build the shop faade as H&M standard and design description including the Logos and entrance.H&M有权根据H&M的标准及设计概述建造店铺橱窗,包括店招及入口.1.2 H&M have the right to use L2、ED,Neon,Sticker and Flag-signsbased on H&M standard and design.H&M有权根据H&M的标准及设计来使用包括LED,霓虹灯,即时贴及招旗标在内的各种店招.1.3 Landlord has to build the hoarding on handover date as H&M On handoverstandard.(if any)date出租方/建筑所有人需要按照H&M的标准为H&M在交接日建造围挡.1.4 H&M have the right to clad any possible pillars in the faade l3、ineto create equal appearance of the H&M unit.H&M有权对任何位于H&M橱窗内的柱子进行包柱装饰以使H&M橱窗外观均衡1.5 H&M have the right to work with their standard faade guide lineswith the freedom to work with vinyl,poster,accessories,and mannequin windows.H&M有权根据H&M橱窗标准自由建造贴膜橱窗,广告画橱窗,配饰橱窗和模特橱窗1.6 If H&M decide to create a set b4、ack entrance due to technical/designrequirements H&M is allowed to lay the floor of the Mall until new faade/entrance line.Floor is to be paid and provided by Landlord and laid by H&M.如因技术/设计原因,H&M决定将入口退后建造,H&M将有权利使用商场原有地砖铺设至新的橱窗线/入口线.地砖由出租方/业主方付费并提供,H&M进行铺设.1.7 If Landlord is to provide H&M with in5、renal/external faade the designof the cladding must be agreed by H&M and the glass to be crystal.如H&M店铺的内外立面橱窗由出租方/业主方提供,则橱窗包框设计需要取得H&M的同意.橱窗玻璃应为超白水晶玻璃.1.8 Glazing(exterior)should not be mirror effect or reflection glass.Those glazing should be clear glass or custom cansee through it.外立面橱窗玻璃不应采用镜面玻璃6、或反光玻璃.顾客应该可以清楚的通过这些玻璃看见H&M的橱窗效果.1.9 If out door Logo is provided by LL,these Logo should follow H&Mdesign and standard.如户外标识由出租方/业主方提供,则这些标识应符合H&M的设计及要求.2-HVAC/2.1 H&M have the right to build a private toilet in H&M unit as H&Mstandard and design description.H&M有权根据H&M标准和设计概述在H&M单元内建造仅供H&M员工使用的私人卫生间7、2.2 Landlord has to supply AC service with 200 cooling capacity persquare-meter(m2)to H&M.出租方/建筑所有人需要向H&M提供每平方米200冷量的空调服务.2.3 There shall be no Gas pipe running through or operating withinthe H&M unit.H&M租区内不应有任何煤气/天然气/液化气管道.2.4 Landlord has to remove all non-operation ducts in the ceiling and meet 8、the H&M demand of ceiling height.Before handover出租方/建筑所有人应拆除H&M租区天花上所有无用的管道以便满足H&M对于天花标高的要求.2.5 Landlord has to provide and locate the connection points of AC and FS inside the H&M unit and have ready to operate beforehandover day.(if any)出租方/建筑所有人应在H&M租区内提Before handover供空调系统及消防系统接泊点.这些接泊点应在交接日期之前准9、备完成并处于可工作状态.2.6 Landlord has to provide fresh air-supply system to H&M unitsaccording to H&M requirement.出租方/建筑所有人应按照H&M的要求向H&M租区内提供新风系统.2.7 Landlord has to provide the drainage and sewage connectionOn handoverpoint.Location should meet H&M requirement.date出租方/建筑所有人应向H&M租区内提供上下水接泊点.位置应符合H&M的要求.2.8 L10、andlord shall be able to supply 24*7 AC supply to the serverroom or allow location for condenser.出租方/建筑所有人应向H&M机房提供24*7的空调服务或者提供可能的室外机安装位置以便H&M安装单独的分体机.2.9 There should be no manhole within the H&M unit.在H&M租区内不应有化粪池/生活污水处理系统.2.91 AC should be full running during the business hour in each year 每年空调系11、统都需要在营业时间内完全运行.During the wholelease period3 3 -Fire/Fire/消消防防系系统统3.1 H&M have the right to relocate fire hose inside H&M unit as H&Mstandard and design description,following the local fire regulation.H&M有权在符合当地消防规范的基础上,根据H&M的标准及设计概述移位H&M租区内任何消火栓位置.3.2 There shall be no fire compartment plan inside 12、the H&M unit and there should not be any public escape route running through the H&M unit.H&M租区内不应有任何单独的防火分区并且不应有任何公共逃生通道从H&M租区内通过.3.3 Landlord has to supply 24V FFS link to H&M server room.出租方/建筑所有人应向H&M机房内提供24伏消防信号线.on handover date 3.4 Landlord has to provide the fire roller shutter around the es13、calatorand H&M premises line if required by local fire regulation.before handover出租方/建筑所有人应根据当地消防规范在H&M租区的租赁线和自动扶梯的周围安装防火卷帘门.3.5 Landlord has to provide full sets of firefighting system based onlocal fire-regulation and H&M standard,including but not limited tosprinkler-head system,smoke-detector sy14、stem,smoke-exhaustingsystem,fire hydrant system,smoke barrier system and fire-before handovershutters system etc.出租方/建筑所有人应按照当地消防规范要求向H&M租区内提供全套消防系统,包括但不限于喷淋系统,烟感系统,机械排烟系统,消火栓系统,挡烟垂壁系统及防火卷帘系统.3.6 Landlord has to provide the mechanical smoke exhausting systemsubject to local fire regulation.before ha15、ndover物业应根据当地消防规范提供机械排烟系统.3.7 Landlord has to provide the certificates documents for the fire fighting system出租方/建筑所有人应提供大楼原有消防批文.3.8 If H&M are to use Landlords nominated fire contractor.LL need toprovide H&M with a unit rate of independent service and equipment.If this is above China market price 16、LL shall pay the difference.如H&M选用出租方/建筑所有人的指定消防施工方,出租方/建筑5 weeks before所有人应向H&M提供每项消防服务及设施的单价.如果此单价handover date超过中国市场价,出租方/建筑所有人应付差价.3.9 Landlord shall be responsible to get all government submission andfire approval for H&M before H&M openning.出租方/建筑所有人应负责在H&M开业前为H&M进行所有政府申报并负责取得相关消防批文.3.10 All s17、prinkler pipe running by the outdoor windows and walls need tobe insulated to prevent breaking under extreme weather conditions.before handover出租方/建筑所有人应负责对所有橱窗边及分界墙边的消防管道进行保温处理以应对极端恶劣天气情况3.11 LL shall provide sufficient isolation around H&M exterior faadeand premises wall in order to maintain the s18、tore temperature during before handoverwinter.出租方/建筑所有人应对H&M租区分界墙及外幕墙提供足够的保温措施以满足H&M门店在冬天对店铺内温度的要求.3.12 LL shall provide hollow glass for exterior faade.出租方/建筑所有人应在玻璃幕墙处提供中空玻璃.3.13 LL shall provide enough heating capacity to make sure the temperaturewithin H&M units in not lower that 20 degress duri19、ng winter time.出租方/建筑所有人应提供足够的制热量以保证H&M租区内的温度在冬天不低于20度.4-Electrical/电电气气4.1 Landlord has to supply 160w power capacity per square meter1 monthto H&M.before hand-出租方/建筑所有人应向H&M租区内提供每平方米160W的电量.over date4.2 There shall be no public CCTV and speakers in H&M unit.在H&M租区内不应有任何公共监控系统及公共广播系统.4.3 Landlord h20、as to provide the main-power cable incoming point.Location should meet H&M requirement.on handover date出租方/建筑所有人应向H&M租区内提供主电缆进户线接泊点.位置应符合H&M的要求.4.4 Landlord to provide and pay independent electrical meter.出租方/建筑所有人应提供并安装单独的电表.4.5 Landlord has to provide temporary income of electricity(30kw)&water to21、 H&M 24hrs a day during the whole construction period.on handover date出租方/建筑所有人应在交接日时提供可供整个施工周期内使用的24小时不间断临时用电(30KW)及临时用水.4.6 Landlord to provide 8 telephone incoming cables.出租方/建筑所有人应提供8条电话进户线.5-Lift/Escalators/直直梯梯/手手扶扶电电梯梯 5.1 Landlord has to complete the lift and escalator installations accordin22、gOn handoverto H&M design layout standard and requirement when datehandover(if any).出租方/建筑所有人应在交接日按照H&M的设计平面图纸及标准完成直梯和手扶电梯的安装.(如有)5.2 If Landlord is to supply lift/escalators,the brand must be one of the following,Otis,Thyssen,Kone,Mitsubishi.如果扶梯/直梯由出租方/业主方提供,则品牌应为Otis,Thyssen,Kone,Mitsubishi中的一种.523、.3 Lift&Escalators must at all point be recessed in the slab and in levelwith H&M floor.扶梯/直梯需镶嵌于结构楼板上并同H&M地坪标高找平.5.4 Lanlord to provide H&M with all necessary documentation for Lift and 1 month beforeEscalators.H&M opening出租方/业主方需提供电梯/扶梯的所有相关文件 5.5 Landlord must at all time secure a fully operation24、al escalator and lift.During whole 出租方/业主方需保证在直梯/扶梯的完整运行lease period 6-Handover condition/交交接接状状况况6.1 Landlord has to provide H&M with a counseled unit on the handoverHandover datedate,based on H&M standard and design.出租方/建筑所有人应在交接日按照H&M的标准及设计向H&M提交一个已完成封闭的现场.6.2 Landlord has to demolish all existin25、g walls and partitions inside H&Munits and build new full high premises wall to H&M.before handover出租方/建筑所有人应拆除H&M租区内所有隔墙并为H&M建造新的全高分界墙.6.3 Landlord has to demolish the existing flooring and even the screed Handover datelevel as to the rest area of the space.出租方/建筑所有人应拆除原有地面装饰材料并使地面水平线同其他区域找平6.4 Lan26、dlord has to remove all the debris and clean the site beforethe handover date.before handover出租方/建筑所有人应在交接日期前移除现场所有垃圾并清洁现场.6.5 Landlord has to build and complete the hoarding to H&M design andinstruction on the handover date.on handover date出租方/建筑所有人应在交接日期时根据H&M的设计和要求完成施工围挡6.6 All structural work to27、 be complete by the Landlord before handover.所有结构改造工程应在交接日期时由出租方/建筑所有人完成before handover建造.7-General/概概述述7.1There shall be no maintenance access within the H&M unit servicingother tenants or public areas.H&M租区内不应有任何为其他租户及公共区域服务的检修口和检修门.7.2 Landlord has to allow a free access to H&M“night box”during t28、henight delivery.出租方/建筑所有人应为H&M提供夜间运输的出入口.7.3 Landlord has to provide a path for H&M normal night delivery.出租方/建筑所有人应为H&M提供正常夜间运输的通道.7.4 There shall be a free access path(in and out)for H&M staff toaccess the H&M unit before and after trading hours.出租方/建筑所有人应提供可供H&M员工在正常营业时间之外进出H&M单元的出入通道.7.5 H&M ha29、ve the right to build an independent staffentrance to the H&M unit.Built according to H&M standard and design.H&M有权建造进出H&M单元的独立员工出入口.位置应根据H&M标准和设计确定.7.6 H&M have the right to build the shop internal design as H&M standardand deign description included using of material based on local fire regulation30、.H&M有权根据H&M标准和设计概述使用任何符合当地消防规范的材料并建造H&M内部装饰.7.7 H&M have the right to work during normal trading hours.7am-7pm.H&M有权利在正常营业时间进行施工(早7点-晚7点)7.8 H&M ceiling height requirement will be 3800mm from slab to the lowest point.(Including M&E installation and Structure work)H&M天花标高要求为从结构楼板到天花最低点高度3800mm(包括机电安装管道和楼体结构)
