City.The project boarders Guangzhou City to the east,and is about 10 km away from Foshan to the West.The pro-ject is 12 km from downtown Guangzhou and about half an hours drive to major business districts in Guangz3、hou.The project site slopes from West to East.The west of the site contains some extreme slopes currently zoned as natural forest reserve.The eastern part of the site is relatively flat.There are two reservoirs in the site Meijing and Shankou Reservoir.Together they occupy 520,770 m of land.The Conc4、eptual Master Plan envisions a high quality residential development that is sensitively integrated into the local natural environment.The form of devel-opment features a complete community with various types of villas,town houses,duplexes and high rises,all arranged to maximize frontage on the golf 5、course or lake system.This project is targeted at Guangdong,Hong Kong,Macao and Taiwan and international mar-ket.中信山语湖项目位于佛山市东北,南海区里水镇北。项目东与广州市交接,西距佛山约 10 公里。项目离广州市中心区 12 公里,至广州主要的商业区约在半小时车程内。项目地块由西向东倾斜。地块西侧内有一些陡峭的山坡,目前被划为自然森林保护区。地块的东部相对平坦。地块内有两座水库美景水库及山口水库。两座水库共计面积为 520,770 mountain ridges,valleys and lakes that form a distinct character and image for the development.The western sector of the site consists of a series of mountain ridges and valleys that extend in a east west direction and generally 8、drop in elevation from west to east.These valleys feature steep side walls and ridges thickly forested ridges protected as forest reserve.The valleys flow into a central lake located at the lower ele-vations.The eastern sector of the site is comprised of gentle slopes that extend around the perimete9、r of a large lake reservoir.This land is much flatter than the steep val-leys and ridges in the western sector.The large lake provides an expansive body of water and potential for a high degree of amenity for residential land uses that extend around the perimeter of the local natural envi-ronment.This 18-hole golf course and resort develop-ment will establish Foshan as a premier resort and rec-reation destination in Southeast China and is targeted at the local Foshan market and rising pool of affluent Chi-nese with a long term view of attracting the w13、orld-wide travelers.The central focus of the development will be a spectacu-lar 18-hole golf course.A number of exclusive residential neighbourhoods will be provided to reflect the high end residential focus of the project.The residential develop-ment of first and second homes will be organized in s14、in-gle family villas around the golf course to form a number of neighbourhoods.A wide range of recreational ameni-ties will also be provided according to the international standards and the goal envisioned region of Guangdong Province and the hinterland of Zhujiang Delta with superior18、 geographic location,Foshan faces Guangzhou City eastwards,connects Zhaoqing,Zhu-hai and Qingyuan westwards,southwards and north-wards,respectively.It features luxuriant land,mild temperature and adequate rainfall as well as ever-green landscape.It is an important industrial city in Zhujiang Delta a19、nd also a famous home town for over 1.3 million overseas Chinese and fellow countrymen from Hong Kong and Macao.It has a total land area of 3848.49 sq.km.and a total registered population of 3.39 million.Sanshui is one of the districts in Foshan.Sanshui means“three rivers”and comes from the fact tha20、t West River,North River,and Sui River converges in this area.This district has a total area of 874 km and a population of 440,000.The Southwest Su-district is where the Sanshui District Government is located.It is the political,economical,and cultural centre of the dis-trict.Sanshui Lotus Theme Par21、k is a the best development potential.A thor-o27、ugh understanding of the site slope conditions is es-sential in sitting roads and buildings in a way that mini-mizes the impact on the natural environment,pre-serves views from and to the site and maximizes the natural attributes of the site.The slope analysis shows that the land east of the river i28、n the western side of the site are in relatively gentle slopes.These areas are desirable for the devel-opment.Development types based on slope can be categorized as follow:0-12%-standard development(flat site)12-15%-some cross grade work required 15-18%-extensive cut&fill required 18-30%-difficult t29、o develop 30%and overextremely difficult to development 高程分析高程分析 The development area is divided into a number of de-fined elevation zones that provide both considerable opportunities for development in ter31、ms of view,orien-tation and access and constraints in terms of the steep topography profile.The configuration of these zones provides a legible structure to the pattern of develop-ment and built form.The design philosophy is to inte-grate elevation variations into the development con-cept creating a32、 site-sensitive integration between the existing site conditions and residential incidence created by the slope increases the intensity of solar gain and microcli-matic effects.Converse to this,north facing slop34、es have much lower solar exposure and as a conse-quence tend to be cooler and wetter than slopes with a southerly aspect.Aspect Analysis helps to determine optimal zones for development according to solar exposure of the site.Analysis of the slope aspect of the site indicates that most of slopes hav35、e a south,west,or east orien-tation therefore can receive the most sunlight.This condition is generally good for building orientation.The less desirable condition on northern exposure to light is minimal,increasing the site potential and quality of development of the ridges and valleys gives the landform its identifying characteristics.There are a number of prominent ridges and valleys oriented east west that extend into the site from the main mountain formation that defines the western edge of the site.These38、 ridges divide the site into a series of identifiable development zones.The thickest forest and desig-nated forest preservation area occupies the upper ele-vations of the ridge landform structure.Contiguous areas along ridges provide natural open space corridors and need to be preserved to conserve 39、the forested landscapes and reduce the visual impact of hillside development.The land in the valley is rela-tively flat which is classified as quality development 用地限制条件 The site presents a numb41、er of development chal-lenges.A Public road divides the development area into two distinct parcels.The largest parcel,located on the west side of the public road features a series of steep ridges and valleys which will limit the extent and intensity of development in these areas.A forest preservatio42、n zone occupies a significant land area,predominantly along the upper ridges.This forest preservation area is a significant limiting constraint for the location of residential development.Three lakes on the site must also be preserved as non development areas as they are important water reser-voirs 43、for the area and part of the regional drainage system.The golf course is currently in the final phases of con-struction,so any residential development must accom-modate this golf layout as a given and work with the golf as it has been series of proposed planning strateg47、ies have been high-lighted to address existing conditions within the site and the surrounding context:Develop areas where the slope conditions are most ad-vantageous for building development.The mountain ridges,and valleys provide unique natu-ral amenities on the site.Capitalizing on the stunning ex48、isting landscape will create a unique identity for the development.Maximize the views towards the valleys,mountains and feature areas in residential,hotel and commercial development.Connect the onsite road system to the regional road network as designated in the general plan for the sur-rounding are49、a.Respond carefully to the existing forest areas,moun-tain ridges and site features.Carefully locate land uses within the site to take which features a complex and steep topography of valleys,ridges,lake and the nearly com-plete 18 hole golf course,and the Eastern Sector,which is predominantly flat and extends52、 around the pe-rimeter of the large reservoir lake.Both sectors have been configured to work with the unique topography on either side of the main north south public road which bisects the development site.The Western sector features series of large single family homes located along the golf course 53、and in the valleys taking advantage of golf frontage,lake frontage and the natural forest of the site.The golf clubhouse and hotel has been sited on a hill directly above the#1 tees and#18 green.The road network works with the topography and extends into the valleys forming a branching network of pr54、ivate and exclusive villa neighbourhoods.The Eastern Sector utilizes a series of townhouse,gar-den apartment and hi rise neighbourhoods organized around the lake and in the form of a network of“water town”neighbourhoods.The amenity and visual appeal of the lake will be the feature characteristic of 55、these neighbourhoods.A full service commercial center is envisioned in a central location and immediately adja-cent to the main entrance to the Western Sector.This center will provide a central commercial focus for the entire development and provide residents and visitors with a range of shops,comme56、rcial space,restaurants,bars,a marina and a limited amount of hi rise residen-tial accommodation.The Citic Lake Master Plan envisions the premier resi-dential resort community neighbourhoods are accessed by private local roads that branch from the local collector roads and extend up into the valleys.The Eastern Sector has a loop road extending around the shore of the lake are built that significantly block the views of the Homes above them and that no Homes are built with overly imposing Forms.No Home or other Improvement,except for chimneys,shall 187、be constructed to a height higher than the Maximum Roof Plane Elevation of 9 meters,measured vertically from the Average Homesite Ele-vation.From the proposed Home-sites,the view to the lake and valley is generally in a downward direction.The Maximum Roof Plane Elevation is permitted to extend into 188、the site a maximum distance to en-sure that imposing building Forms do not block the views to the lake and valley from the Homes above.The Maximum Roof Plane Elevation shall not extend more than 25 meters into the Home-site.The 25 meters distance is a measurement taken perpendicular from a straight 189、line connecting the two front corners of the Homesite.3.2 Maximum Overall Building Height This guideline applies to the side yard and view side of the proposed Homes and is meant to dis-courage large transitional spaces at the entry are comprised of a courtyard or series of spaces enclosed by walls,screens and gates.Trellises and covered walkways provide a se-quence and transition between inside and outside.The primar196、y and secondary living areas of the Home relate to the outside through the use of courtyards,decks,terraces and balconies.6.Entry Elements and Sequence The entry to a Home represents an important threshold between the private living space and the public realm of the street.The use of courtyards,trel197、lises,garden walls and screens on the entry side of a home contribute to the welcoming character of the neighbourhood and the sequence of moving from the public realm of the street to the private realm of the home.All homes at the CITIC Lake Master Plan should provide a transition area to the front 198、door of the home.As semi-private spaces,transition areas should maintain some sense of enclosure.Each home must have a visible front entry and door and whenever possible it must directly face the street.The transition area must provide a variety of textures and materials.Entry elements shall be de-s199、igned as an extension of the Home,set at the same grade as the entry floor level.6.1 Courtyards,Terraces,Decks and Balconies All courtyards,terraces,decks and balconies shall be consistent with the architectural style of the Home in terms of
