NARRATIVEA项目简介:长沙梅溪湖项目为步步高集团开发的一个大型商业综合体项目,位于长沙市岳麓区梅溪湖片区。项目基地北临城市主干道枫林路,西临绕城高速,东临东方红路,南临城市支路,总用地面积约200,000平方米,规划容积率为2.0,土地性质为商住用地,商住比例大于8:2,基地形状规则,地势西北高,东南低。B 项目构成:长沙梅溪湖项目是一个集商业、酒店、办公、服务式公寓、住宅以及主题公园为一体的城市19、综合体项目。项目包括建筑面积约171,000平方米的购物中心,由步步高集团自持;约90,000平方米的室外商业步行街,包含酒吧,餐饮及零售等业态;30,000平方米的精品酒店,18,000平方米的办公楼以及40,000平方米的服务式公寓,47,000平方米的住宅塔楼与2.5万的室外主题公园及园内4,000平方米的商业。A General InformationChangsha Meixi Lake Project is a large Mixed-use project which is developed by BBG,Ltd.It is located in the Meixi regio20、n,Yue-lu district of Changsha.As the urban arterial road,Fengling Road lies on the north of the site,while Changsha Ring Expressway sits along west of the site.Dongfanghong Road locates at east of the site and on the south lies a urban subroad.The land area is about 200,000 sqm.The allowed FAR is 2.21、0.Land use is limited to retail and residential,the ratio between which should be more than 8:2.The site is almost a rectangle.Northwest of the site is higher than the southeast end.B ProgramChangsha Meixi Lake is a big Mixed-use project including commercial,hotel,office,S.A.residential and theme pa22、rk.The pro-gram calls for a 171,000sqm 购物中心:购物中心位于基地的东北部,采用经典单动线,将零售、主力店及百货连为一体。两个主面紧邻东方红路和枫林路两大主要干道,购物中心由此获得了面对城市最好24、的展示面;购物中心通过合理的高程设计,充分利用现状基地的地形特点,形成多首层的设计:在基地的东侧和南侧,在46.60米标高连接城市道路;在基地的西北侧,商场的二层和三层连接商业街的广场,客流可以从多个标高进入购物中心。购物中心地上共四层和地下一层为商业空间,屋顶设置了高尔夫球场。项目主要区域实行人车分流,利用多个标高的车道及位于购物中心与商业街中间的主要基地道路,客车及货车可以顺畅地进入停车场,而商场和商业街的人行交通也可以更紧密的连接在一起。D 商业街及主题公园商业街位于购物中心西侧,从基地东南角延伸至西北角,两端入口可以和城市相连,同时和商场流线相连。商业街长度约为700米,其北段为单动线25、,而南段为双动线,在满足面积要求的同时,也使商业街的形态更具多样性。商业街从南至北沿地形拾级而上,并在其中设置广场,可连接购物中心。商业街主要部分为两层,局部设置三层。主题公园占地25,000平方米,位于场地的西侧。主题公园西侧为其主要车行及人行入口,东侧设置三个入口。通过节点广场与商业街相连,实现人流的互动与交融。E 酒店及办公楼酒店办公塔楼位于基地东南部,办公楼层设置于5至13层,办公门厅设置于塔楼首层的南侧,面向支路。办公门厅二层通高,设置5部电梯,服务共9层的办公空间。酒店客房层为14至24层,约有300间客房。酒店入口设置于塔楼首层的西侧,并与宴会厅入口结合。酒店附属功能设置在1至426、层,其中设置大堂吧,中餐厅,全日制餐厅,特色餐厅,游泳池,健身中心,办公中心,宴会厅等功能。宴会厅设置于三层,面积约1000平方米。并与室外屋顶花园一起,可以承办大型活动。C Shopping Mall Located at the northeast of the site,shopping mall is designed with a typical single linear concourse,which integrates the retail,anchor shops and department store as a whole.Facing to the city alon27、g Dongfanghong Road and Fenglin Road,shopping mall is in a superior condition to display both of its 2 main facades.In addition,we have appropriately designed the site grading so that shopping mall now takes advantage of the natural elevation difference of the site to provide several ground level en28、tries.For example,the main entrance of shopping mall is located on the north and east side at the level of 46.60,while it can also be approached from northwest of the site at 2nd and 3rd level of lifestyle respectively.On the roof of shopping mall are mini golf.Another feature is the traffic organiz29、ation:pedestrians and vehicles are separated in different elevations in the central part,so the car and service truck can enter the parking garage,meanwhile the lifestyle and shopping mall can also be connected tightly.D Lifestyle and Theme parkLifestyle is located on the west side of shopping mall,30、from the southeast to the northwest of the site,its about 700m long.The lifestyle combine the two retail shopping streets part and one street part,due to area requirement.The streets go up follow the elevation of the site.There are some plazas which connect to the different elevation of the mall.The31、 theme park whose footprint is around 25k sqm,is located at the west of the site.The theme park has a main entrance for both pedestrian and vehicle in the
