It is said that in the agricultural society, 11、people plant; in industrial society, man is an animal; the information society, returnxxxx项目 临建施工方案第一章 工程概况1、编制依据1.1项目施工组织设计；1.2xxxx公司施工现场达标细则1.3xxxx企业形象视觉识别规范手册2、工程概况1、本工程共有17个单体，其中16号楼为装配结构，地上均为28层，4、5、6号楼位于地下车库上；717号楼为现浇结构，地上均为11层；另外还有配套的三层商业楼、二层的幼儿园及一层会所，均为现浇结构，其中商业楼有地下车库。平面布置图详见附图1。2、经济技术指标本工程总12、用地面积50973。总建筑面积147000，其中地上建筑面积128000，地下建筑面积19000。具体面积分布详见下表：序号所属范围名称层数建筑面积备注1地上部分住宅28/111045002地上部分商业3210003地上部分幼儿园215004地上部分会所110005地上部分合计1280006地下部分停车170007地下部分机房20008地下部分合计190009总计1470003、本工程至今仍未有施工图纸，现场正在进行地质勘察工作，根据业主下发的平面布置图，我项目部正在进行前期的临建施工。根据现场场地进行规划，现拟将办公区设置于商业楼的南侧，生活区设置在施工区域的东侧。办公区临建占地约为290013、，生活区临建占地约4000（按照高峰1000人考虑）。办公区和生活区独立布置，各区用围挡隔开，办公区域北侧设置6米大门一个，生活区域东侧围墙处设置6米宽大门一个。办公区按总公司CI标准统一进行规划。办公区为1栋2层彩钢板房和1栋1层办公室及一栋二层休息室，共计32个标准间（标准间尺寸为3.64m*5.56m）及会议室、食堂、库房等其他用房。办公区前部设立旗杆，旗杆两侧设置花池，休息室前方设置停车场。整个办公区成U 型布置。办公区布置详见附图2。生活区暂布为5栋2层彩钢板房，共计106个标准间作为宿舍（按照高峰1000人考虑）；生活区北侧设置4个食堂及宿舍东侧设置浴室及卫生间等.生活区详见附图314、。第二章 临建施工范围 1.测量：根据甲方提供的水准点及标高，依据施工图纸和现场实际情况，进行临电、临水、临建基础以及围墙、围挡、大门等相关设施的的测量放线。 2.场地平整：包括平整土方和清除障碍物，对公共设施或仍在使用的市政管线、市政设施采取必要的保护。 3.临水、临电：包括办公区临水、临电施工（包含临时消防）；现场电源、水源与指定接电点及市政管网的接驳；排污管与市政污水管网的接驳；土方及基坑支护阶段临时配电箱、仪表、阀门，场内主管主线、支管支线、一、二级配电箱，临时地上明装消防栓的施工；所有临时照明设施，包括灯具、灯头、灯架、电线的施工安装；以及供水和供电系统的维护；保证对现场电动机械设备15、和器具的足够的电力供应和所有工序施工的临时供水；临水、临电系统保证24小时良好的运转状态，确保工程的质量与进度。 4.临时办公室：包括场地平整，测量放线，浇筑素砼垫层、条基，彩钢板房安装、洁具安装、水电就位等。办公区布置图详见附图2，办公区房间布置详图见附图6. 5.临时现场围墙粉刷：严格总公司CI标准。包括现场现有围墙修补、抹灰、粉刷等。将原有围墙修补平整，抹灰，刷界面剂，刮外墙防水腻子两遍，涂刷界面剂，刷底漆一遍，之后刷两遍面漆。 6.大门施工：施工现场南侧场区8m宽大门，并设置警卫室；办公区、生活区设6m宽大门各一个。 7.场地硬化：包括道路硬化和办公生活区场地硬化。包括测量放线，道路结16、构施工等。 （1）道路硬化结构层：200mm厚C20混凝土 100mm厚碎石基层 基底素土夯实 （2）办公区、生活区场地硬化结构层：100mm厚C20混凝土 基底素土夯实 （3）场外道路与市政道路衔接部分结构层： 200mm厚钢筋混凝土，内设置HRB400、D=16的单层双向钢筋网片，钢筋网片下皮保护层厚度为20mm。 100mm的碎石 600mm厚的三七灰土（分两层夯实） 素土夯实 说明：（1）场外道路600mm灰土必须分层夯实，若场外道路部分开挖600mm基底并未到硬基底应继续开挖直至挖至硬基底并用三七灰土回填分层夯实，结构层下素土夯实。 （2）场区道路下有管道两侧各2m范围内的道路做法按17、照场外道路做法施工。（3）场区大门两侧1米范围内道路按照场外道路做法施工。以上混凝土硬化区域按照最大面积36平方米进行分隔，其中场外与市政道路衔接道路的分格缝为50mm深的假缝。现场临时道路及办公区硬化区域详见附图5，道路细部做法详见附图6。 8.现场实验室:实验室分为三间，一分别操作间、标养室和办公室，操作间内设震动台，天平、试模、环刀、回弹仪等仪器，标准养护室内要求保持恒温恒湿状态，内设恒温恒湿仪，混凝土试块存放架采用L50角钢焊接而成，上面设喷淋管。实验室布置详见附图7。9.旗杆：在现场总包办公楼前面设立三根旗杆,旗杆两侧修建两个个小型花池。10.洗车池及沉淀池：为保证土方、材料运输车辆18、不对场外道路造成污染，在出场道路边设置洗车池一个，车辆出场前需在洗车池内清洗干净车轮，方可出场。洗车池长1000，宽5000。板内配筋单层16300,混凝土标号C25。临水在此设置水龙头，并配备水管，用于冲洗车辆，污水经二次沉淀后排入市政污水井或清洒路面。详见附图8。说明：钢筋沿底板下表面铺设，保护层为20mm。洗车池的地基土必须夯实。保证混凝土的养护，混凝土达到强度后方可使用。11.周转材料堆场及加工场地：见附图5。12.宿舍布置：在生活区内搭设满足1000人使用的宿舍，并搭设四个食堂供工人就餐，生活区内设置配套的淋浴房、厕所等设施。生活区布置详见附图3。13.临建围墙： 包括现场围挡、办公19、区围挡及生活区围挡。分别详见附图9-13。14.临建占地面积用途面积（）位置需用时间临时道路7000场区施工区域内开工到小区工程开工期间办公区2900场区南侧办公区域开工到竣工生活区4000（暂时）场区东侧生活区域开工到竣工第三章 临建设计说明1、办公区设计说明：1.1办公室结构设计分类内容房间数32个标准间及其他用房标准尺寸每个标准间3.64m5.56m占地共占地约2900平方米承重体系由钢框架承重，上层荷载由钢框架传至基础。基础砼条型基础楼梯1.单跑钢楼梯共3个，办公楼楼梯1个，休息室2个。2.楼梯宽1400mm、1200mm，踏步宽300mm，高170mm高。走廊1.主框架梁上螺丝连接槽20、钢作为支撑与立柱共同传递荷载。2.走廊面板采用3mm厚花纹钢板，用铆钉与钢梁连接。屋面为彩钢夹芯板。1.2办公室机电设计分类内容照明及办公用电1.每个房间根据不同尺寸大小配置日光灯，距离地面 1400mm配置2-4个插座。2.供电采用TN-S供电形式。3.所有BV线均穿PVC保护管。4.照明光源选用节能光源，配电子镇流器。5.插座回路均设漏电开关，额定动作电流小于30mA。6.卫生间、食堂、淋浴室等潮湿环境开关、插座、灯具均用防水型。供水、排水1.厕所需供水和排水。2.所有供水管线均采用暗埋，采用25的供水管。1.3办公室内装修做法分类做法办公室墙面天花墙面厚80mm，面层采用0.6mm厚的压21、型钢板，中夹80mm岩棉保温层。天花板为矿棉吸音板吊顶。PVC板吊顶（厕所、淋浴及厨房）。地面一层为水泥地面，铺地板块（大会议室、食堂、厕所）；二层地面采用铺设地板革。卫生间墙面面层采用0.6mm厚的压型钢板，中夹80mm保温岩棉保温层。地面3+3自粘防水卷材，表面铺300300地砖。其他设墩布池，洗手盆、蹲便池、小便池。1.4生活区临时宿舍，采用两层架活动板房，为了保证房子安全质量，由有资质的专业厂家进行安装，经验收合格后进行施工。2、硬化道路设计：根据功能不同，现场临时道路分两种施工做法。现场路宽为4m、8m。序号位置做法1现场道路200mm厚C20混凝土（大门及场外道路和地下有管线处配筋22、，其余为素混凝土）下铺设100mm碎石，基底素土夯实。2加工场区、办公区、生活区100mm厚C20混凝土，基底素土夯实3、临电电箱围护设计：临时电箱维护采用钢筋焊接，地面处焊接角钢，用膨胀螺栓固定。至地面往上1800mm范围内焊接钢筋网片。屋面板1找坡。4、现场在工人生活区及施工现场设置砖砌垃圾池：垃圾池净尺寸1600*1600；为240砖墙砌筑抹20mm水泥砂浆，顶部采用0.6mm厚彩钢顶板。按下图：6.工人厕所的地面：水泥砂浆地面。7.大门处地基处理：与外部道路连接处起掉两排地砖后保证接茬平齐，整体浇筑地面混凝土。8.洗车池处理：见附图8。9.临电、临水系统设计：见临水、临电方案及相关图纸23、。10.办公区及生活区排水：利用场内地坪5坡度向两边排水。第四章 技术说明1.测量放线根据测绘院提供的水准点和标高点，依据施工图和现场实际情况，将水准点和标高引入现场。现场要求设置至少3个临时水准点和3个临时标高点，临时水准点和标高点按照标准做法施工。2.场地平整当在已有公共设施上或附近平整时，施工方应通知公共设施业主，落实保护工作。对于已有的，仍在使用的市政管线、市政设施，如在施工期间暴露出来，在必要的情况下，应采取保护措施。移动现有管线，检修孔和其它一些设施来满足新工程的需要。用混凝土将这些废弃的管道和设施洞口堵住。如果已有的地下排水管妨碍施工，应改变已有地下排水管道路线。环绕在新建筑周围24、并配合新的排水系统中。3.临时办公室测量放线，准确找出化粪池位置。化粪池施工完成之后方进行基础施工。化粪池污水部分应避开现场临时排污管，高度应根据现场实际情况确定。化粪池污水池高度应根据现场已经完成的污水管埋深现场定位，底板底部与污水管上表面覆土高度不得小于200mm。此部分覆土不能用机械夯实。化粪池砌筑抹灰要求严密，不得有渗漏。化粪池设置见平面布置图。定期进行抽取。盖板和污物抽取口应进行密闭，以减少化粪池的臭味污染。临时办公室基础要求能达到80kpa的强度，如果不能满足则应考虑采取必要的加固措施。走廊柱基础施工应与走道混凝土一起施工。活动板房基础应该严格找平，标高误差小于3mm。办公楼屋顶接25、缝处作好防水层。硬化道路分隔缝：分格缝宽15mm，根据道路宽度及硬化区域进行设置分隔缝。分隔缝最大面积不得超过36平方米。所有砼硬化地面必须在临水、临电、临时消防设施预埋工作完成后，确定无任何预埋件及其它管线后方可进行，以防止后在路面上剔凿。第五章 安全说明1.所有临建设施，施工都按技术说明施工，不得擅自拆改，如有问题及时与现场工程和技术部协商施工。2.临电施工必须由专业电工完成。3.安装活动板房期间，高空作业必须带安全带和安全帽。附件附图1 规划总平面图附图2 办公区布置图附图3 生活区临建布置图附图4 办公区房间布置详图附图5 临建平面布置图附图6 现场临时道路及硬化地面详细做法附图7 实26、验室布置详图附图8 洗车池做法详图附图9 生活区围挡搭设做法示意图1附图10 生活区围挡搭设做法示意图2附图11 生活区围挡搭设做法示意图3附图12 施工现场围挡搭设示意图1附图13 施工现场围挡搭设示意图2附图14 临建基础详图附图15 办公区化粪池详图附图16 无门楼式门垛做法详图附图17 门楼式基础做法详图 目 录第一章工程概况1第二章 临建施工范围2第三章 临建设计说明4第四章 技术说明6第五章 安全说明8 附件：临建施工图Now, we are in a new historical stage of all-round construction of a well-off soci27、ety.
