in all of the 9、shopfront design for the benefit of all Tenants.The development“SINO-OCEAN TAIKOO LI CHENGDU”has been developed though the combined efforts of many dif-ferent parties.To maintain the level of quality for all,constant and timely communication is essential.Any and all communications relating to your r10、etail establish-ment shall be directed to the Landlords Tenant Coordinator.It is essential that,prior to the shop design process,the Ten-ant and his consultants review this Tenant Design Guide.This Design Guide shall be read in conjunction with your lease terms and conditions together with the Landl11、ords Fit Out Guides and other relevant technical information which may be issued by the Landlord.This Design Guide is for reference only,and subject to change by the Landlord without prior Landlords common areas walls,floors and ceilings etc.The common areas are those areas built and finished by the landlord,ie:exterior walkways on L2,L1 pavement areas etc.The demise wall is the common wall sepa-rating adjacent Tenants spaces.The demised premises is 14、the Tenants leased space.The DCZ is the area measured 1 metre from the Lease Line inside each shop which is parallel with the shopfront or exterior fa-cade.The tenant shall pay special atten-tion to the DCZ,the design and contents of which are subject to Landlords approval.The lease line is the line15、 which defines the boundaries of the premises in the Lease.Shop visibility refers to the area of a shop visible to the customer.The shopfront demise refers to the column with Landlords finishes on the end of the parameters of the leased premises together with the M&E pro-visions which the Landlord may provide.For F&B premises,the Tenant shall note the MEP provisions contained in their Lease Agreement and41、 Fitting-Out Guide,including odor control re-quirements.The Agreement shall also make reference to this Tenant Design Guide,Fitting-Out Guide,Hoard-ing Guide and other relevant technical informa-tion which the Landlord may issue.For details of Landlords base building materials,refer to Chapter 4.The42、 Tenant shall note that the external envelope ie:roof,walls and glazing,have to comply with all relevant China&local Regulations.For the list of Regulations for curtain wall design&construction,refer to the table on the left,pro-vided by the local design institute.Dimensions and glazing thickness va43、ry and are subject to double glazing unit panel size.The Tenant shall ensure the glazing is correctly designed for U value,size and thickness,etc.Note:refer to Appendix erect hoarding and scaffolding for their shops fit out works in accordance with the criteria set out in this Chapter.The design and location of the hoarding in-cluding strutural details,fixings,protection and graphics,structural calculations by RSE shall be submitted t307、o the Landlord for approval.For large double height units,the hoarding shall be set out a maximum of 2m from the lease line to form a secure and safe perimeter around the unit.For single storey units,the hoarding shall be set out a maximum of 1m from the lease line.In all instances,hoardings shall b308、e full height to conceal the entire unit facade or shopfront,and shall not obstruct public circulation.Suitable protection shall be provided to prevent damage to Landlords
